@kaylanknit Should be specific forms outlining contracts that the buyer will be assuming. Anything not specifically listed and signed off by the buyer is a dead contract and seller has to deal with dissolving. Just dealt with this on a property we bought in January.

#retwit I need your help! Closed on a deal about a month ago. We reached out to all service providers and 3rd parties and let them know there was new ownership. Specifically told the lawn service group we wouldn’t be needing their services. Old ownership decided to hire this lawn group and put themselves on a payment plan for 5 installments and is now saying we are required to pay $2,000 of the $10,000 contract he signed at the beginning of the season. Am I crazy right now?! 3rd party contracts like lawn care are not assumed by new ownership just because the center sells mid contract and you decided to pay in a payment plan. @jeffenck @realEstateTrent @bethanyjbabcock @Bethazor1 @JaidynCre @jasonwclark @moseskagan @AaronAZucker @bakerbaine @CREgir1

I have said it before - the target seller right now is not the group who overpaid. They are time wasters. The seller is the owner who has owned for 10yrs & tired of operating real estate. He can make a profit and there is probably upside for the buyer.

Ive quit Seriously, Ive quit Its sad. All my life Ive been a driver. Always striving for more, bigger, better, faster, new. Then I lost my company in 2017. The company all my identity was wrapped up in. I started having panic attacks, lost all meaning and didnt work for 2 years. Now I just do enough, move to the puck Flip a couple houses, do a couple roofs, do a couple demos, do some Commerical TI, broker a couple houses - its fun - but its how I imagined retirement Im 48, I am not ready to retire, but I live and act as if Dont lose your meaning, dont lose your passion - fight for it. (I have a great life, dont feel bad for me. But its a life below my expectations and capabilities)
