Frisco may be stable in good neighborhoods. Of all the suburbs, Frisco is actually one of the best burbs in the country right now.

• Bidding wars near city center
• Multiple price cuts in many exurbs
A complete reversal of where demand was in 2020-2022

Basically Dallas sucks. Austin is still cooler with a better food scene, Houston is more international and still got some quirkiness. Dallas is known for bad blonde dye jobs and boring finance jobs.

1. Coastal city because pollution will be low
2. No danger of language warriors - I don’t intend to get into anyone’s way
3. Decent infra
4. At least 2 good hospital within 20-30kms
5. Airport within 2-3hr drive; railways station a major plus
I can think of these:

2. North Goa (Ponda, Mapusa)
3. Bhubaneswar (not coastal but you get the drift)
