If the base cost of a home is $1M - and you don't have to pay the extra 13% HST - you still need to afford that $1M - Avg wage in Ontario for 2025 was approx. $69,937 - You still need $75k down and you'll have a $962k mtg with payments of $5k / mth - that's not "affordable".
