Attn @GodrejProp - We’re really disappointed with the delay in possession of our home in Godrej Golf Links, Greater Noida. We’re number 6 in line, but others got their villas registered first, which feels unfair and makes me worry about possible corruption in handing out PILs. Our villa is in bad shape, water damaged, fungus, rotting cupboards, soaked electrical wiring, creepers growing wild, and a terrace full of slush. I have photos and videos showing the neglect. We trusted your brand, but this experience hurts. Please fix this soon with a clear timeline and plan to restore our villa. @UPRERAofficial We filed case in UPrera in 2022 against Godrej Golf link project,till today Rera always consider the excuse of builder lawyer and give next hearing date after 3 month. I think tag "Rera he to bharosa he" is for builders not for homebuyers.#YogiAdityanath ; #narendermodi #UPrera

@SKV_INDIA RERA also established by the goverment to help homebuyers. But it's functioning way indicates, it is helping real estate builders and harassing home buyers (by giving Tareek pe Tareek to them). RERA case judgement should come within the fixed time line.

Why RERA Has Struggled to Protect Homebuyers from Builder Exploitation ? The Real Estate (Regulation and Development) Act (RERA), introduced in 2016, was hailed as a game-changer for India’s real estate market. It promised transparency, accountability, and protection for homebuyers from unscrupulous builders. However, the ground reality has been disappointing, with many buyers still left without the promised relief. Here’s a breakdown of why RERA has struggled to truly safeguard the interests of homebuyers: 1. Weak Legal Framework with Limited Enforcement Powers •Unlike a court, RERA lacks substantial legal authority to enforce its rulings. Although RERA was set up to hold builders accountable, it does not have the power to directly penalize or prosecute defaulters on the same level as a judicial body. This limitation leaves many homebuyers stranded even after favorable RERA decisions, as builders find ways to delay or circumvent the orders. Without strong enforcement, the regulator’s effectiveness is severely compromised, reducing it to a mere advisory body rather than a protective authority. 2. Bureaucrat, Politician, and Builder Nexus •A well-entrenched nexus between bureaucrats, politicians, and builders has consistently undermined RERA’s intended purpose. This alliance often works to shield influential developers from regulatory repercussions, allowing them to operate with impunity. With vested interests at play, the powerful connections can interfere with RERA’s functioning, slowing down processes and influencing outcomes to favor builders. Such systemic corruption erodes public trust and renders RERA unable to function as an unbiased watchdog. 3. Absence of Timely Dispute Resolution •There is no fixed timeline to resolve disputes, leaving homebuyers in prolonged battles for justice. Cases often drag on for years without reaching a conclusion, which deters many buyers from even filing complaints. Unlike fast-tracked consumer courts, RERA lacks the mechanisms to ensure swift justice, resulting in endless wait times for affected buyers. This prolonged resolution process leaves homebuyers helpless and disillusioned, as they struggle to secure timely redressal for their grievances. 4. Non-Delivery as a Tool to Blackmail Homebuyers •Many builders have weaponized project delays to arm-twist homebuyers into withdrawing complaints. Builders often withhold possession or refuse to complete projects until buyers agree to drop their RERA cases, placing them in a vulnerable position. This tactic is increasingly being used even by big-ticket developers, exploiting buyers’ desperation for possession of their homes. Such coercive practices further highlight RERA’s inability to protect buyers from aggressive and unethical builder strategies. 5. Government’s Minimal Involvement Post-RERA Setup •By setting up RERA, the government seemed to have washed its hands of real estate regulation, assuming the job was done. However, without a robust framework and continuous oversight, RERA has become a “lame-duck” regulator, unable to provide real relief to homebuyers. The lack of government backing for strong enforcement measures has made RERA’s presence largely symbolic. Homebuyers who initially had high hopes from RERA now feel abandoned, as the regulator’s limited powers and resources make it ill-equipped to tackle systemic issues. 6. RERA as a Post-Retirement Resort for Bureaucrats •Instead of appointing consumer-rights advocates or experienced judges from consumer protection backgrounds, RERA has turned into a retirement destination for bureaucrats. Many appointees lack the deep understanding of consumer rights needed to tackle the complexities of real estate disputes effectively. After 3 long yrs wait and HBs relentless efforts with the @OfficialGNIDA and @UPGovt and @ChiefSecy_UP, Occupancy Certificate was granted for this stuck project in July this yr but builder hasn’t been able to h/o a single unit till date. We HBs still homeless!!
