Long Beach is getting 64 more affordable units which the mayor claims is sustainable. Parking is already a nightmare in that specific area and unfortunately, these people won’t be able to support the local businesses with their lack of disposable income. Very sustainable

When you see an OM with pro forma operating expense underwritten at 24% of EGI and current operating expense at 27% of EGI, what are your initial thoughts? Keep in mind it’s a 12 unit apartment building built in 1923 but reno in 2025.

Easy to miss if you’re not paying attention, but one of the reasons some beach cities are more expensive than others is topography. No topography means fewer homes with views. So to remedy this. I propose building the worlds tallest mountain in Seal Beach.

I walk into Home Depot and this is the first thing I see… This is America everybody. This is the food system that feeds the healthcare, pharmaceutical, and insurance conglomerates.
