It is absolutely WILD to me that the BF2 is a product of the late 40/early 50’s Imagine coming out of WW2… you’re just seeing small jet engine planes come into existence and then you see this monster of a bomber with jet engines out of nowhere America after WW2 was riding a monster high.. what a feat of engineering

@StonkChris No doubt! Honestly it’s way more genuine in my opinion. Takes much less time as well as long as you’re simply posting quick thoughts I’m pretty sure the algorithm pushes original videos as well as long as you do it consistently… which is my problem 😂

Exactly! I can’t really say without knowing what your rate is but I’d say refi in the future.. at least that’s how I’m managing it for myself. I took it out in September of 2023 at 8.125% (conventional loan) and got a refi with 4k in costs financed back into the loan the following year which I basically broke even in about a month. I’ve been leaning paying less upfront to capitalize on the lower rates as they come. We have 6.5% now and I didn’t refinance these past couple months because I personally think rates will continue to trend down over the next year or so. (Assuming this conflict ends and inflation doesn’t spike longer term). I refuse to pay points unless I legitimately think we’re at the bottom of where rates will be for the next 5ish years and I just don’t think we’re there yet. I think there is a good possibility of that downward trend continuing and we settle around the 5%-5.5% range on the 30 year… even if it takes a little longer than expect into 2027. That would allow folks to get into the 4’s pretty nicely with points. Builder financing is awesome though man… super convenient for the buyers

@FetzInvests That’s about what I thought - the 10yr spiked with news of the Iran war I’m closing on a house in June but am going through the builder for my loan. Not sure if I should buy the rate down with closing credits or just refinance in a year or so Leaning towards future refinance

Appreciate you, Brett! You the man! It depends on what you’re looking for but average 30 year fixed is right around 6.625% today at least for what I’m seeing for anybody with a 760 or more credit score. That can vary give or take .5% depending on credit scores and loan to value but right around. I just locked in a rate for a borrower at 6.625% with a 767 credit score! No points but the wildest thing is that same loan would have had a 6.25% rate two weeks ago. This whole Iran conflict is spilling out in more things than oil unfortunately… hopefully it ends sooner than later!

Conviction Beats Luck Every Time I consider myself extremely lucky to have identified several true 10× stocks early on. In particular, $PLTR and $NVDA now represent more than 75% of my various portfolios. That said, surviving—and thriving through—drawdowns and volatility often exceeding 50% over the past three years had very little to do with luck. It came down to three things: deep conviction in the thesis, the patience to stay the course, and strict discipline with dollar-cost averaging (DCA), even after building my initial positions back in 2023. In the end, picking great stocks is only part of the equation. What truly drives outsized, compounded returns is the ability to hold through turbulence with unwavering patience, rock-solid conviction, and consistent, disciplined buying—luck plays almost no role in the long game!
