We listed our old house for rent 3 days ago. This morning I got my first ever call from a potential tenant. My very first one. I wish I was joking. "Hi, I have a couple questions about your listing." "Ok, fire away..." "I have an ongoing medical malpractice case and was wondering if it was okay if I pay the whole year up front because I'm not working." "Umm.. yeah, I think that would be ok? I don't see why not... I'm guessing that's why you're not working? If it's confidential, that's fine, just curious..." "Yeah, that's why... it has to do with my foot and I can't work." "Ok, what other questions do you have?" "Do you have any dog restrictions? We have a 10 year old pitbull... she's my childhood dog... she's so sweet... never had any issues with her." "Ummm... I think the HOA has restrictions on that breed." (Idk if they do, I just made that up) "Ok, just let me know. Next question. I do have a felony on my record for vehicular manslaughter. The person survived and ended up with only a broken collarbone... and umm... my dad would be living with me, he's my caregiver, he also has a felony on his record but he already did his time. It was his first felony and will be his last felonly." "Umm..." "Yeah... I know it's a lot going on but I don't have any evictions or anything... but I did break a lease when I was 18 because I'm a single mom and well, um... some things we're going on and I was just in mommy mode... but I'm about to pay all that off once I get this medical malpractice money." "Umm... we have a few other applications we're going to review and I'll get back to you." I think I'm going to sell the house.

Back today after being out of commission for a while. I lost my dad about 10 days ago. We were close. I knew the day would come, he was declining health-wise, but it didn't soften the blow. But he lived a full life and we spent good time together recently and that is comforting.

Frustrating news this week for my stores and for any dealer using VinCue. Effective March 31, Cox Automotive is terminating its data licensing agreements for Manheim Market Report (MMR) and Kelley Blue Book (KBB) data within the VinCue platform. VinCue shared this news directly with its dealer partners yesterday via a letter from their CEO and President. To be clear on what this means practically: dealers aren't losing access to MMR or KBB, but we are paying for those products and we are now losing our native ability within VinCue to see that data where decisions actually get made. Instead, we'll be clicking out to separate platforms mid-process. The added friction is unnecessary and creates inconsistency at exactly the moment where speed and accuracy are conducive to a great customer experience. I'll leave others to judge Cox's motivations. What I will say is this: Cox owns Manheim, Kelley Blue Book, Autotrader, and vAuto — the dominant inventory management platform that VinCue competes with directly. When the same company controls the data infrastructure and one of the primary competing software platforms, decisions about who gets to license that data natively carry real competitive weight. This is the kind of dynamic that has historically limited dealer choice and slowed innovation in the retail automotive industry. VinCue responded well. They're rolling out a new AI-driven Predictive Market Report on April 1st as a forward-looking alternative to MMR, along with several other new tools. I have confidence in their team and their roadmap. If you're a dealer evaluating your options in the inventory management space, I'd encourage you to take a hard look at VinCue, and consider joining the rapidly growing number of other dealers that have decided to make the switch. Real innovation — and real independence — matters more now than ever.

I'm working with a client shopping for a pre-owned vehicle. He wants the tires to all match. He wants it inspected and then wants a price adjustment for anything the inspection turns up. I get it. You're spending your money and you want it to be right. But as a reminder: a pre-owned car is a used car. That's the point. The mismatched tire isn't a negotiating point. That's what happens when someone gets a flat, replaces one tire, and moves on with their life. It's normal. Saw a thread on Reddit yesterday that said it perfectly. A dealer responded to someone who brought a mechanic to inspect an 8-year-old car and then tried to renegotiate the price based on wear. The dealer's response: "Having your mechanic friend take a look at the car is totally fine. Having your mechanic friend come and point out the fact the 8-year-old car is in fact 8 years old and has the expected wear of an 8-year-old car but is pretending it should have the wear of a 2-year-old car and tells you to further negotiate from a price we already agreed to, then I am tuning you both out and looking for a new customer." That's the reality of it. That $12,000 you're saving compared to new is the price of the wear, the miles, the unknown history, and yes, the one mismatched tire from a flat two years ago. A pre-owned car is essentially as-is. The dealer is not going to do a 173-point inspection and bring every used car up to new-car condition before selling it. If they did, it wouldn't be priced like a used car. This is what I'm telling my client: If the inspection turns up something genuinely wrong—a mechanical issue, a safety concern, something that was misrepresented in the listing—that's absolutely worth negotiating. But if the inspection turns up normal wear on an 8-year-old car with 80,000 miles? That's the car you agreed to buy. The buyers who struggle most with used cars are the ones who want new-car expectations at used-car prices. It doesn't work that way. If you genuinely can't reconcile the idea of buying a car with some history, some wear, some unknowns—that's completely valid. Just buy new. The peace of mind is worth the premium for a lot of people. But if you're going used, go in with the right expectations. Know what you're buying. Get a legitimate inspection for real issues. And stop trying to negotiate the tires.
