Creative financing on farm ground does happen in real life.
Farmer is buying for $1.6m privately with the seller asking for a 10% earnest deposit upon the signing of the purchase agreement.
1/2 is due at closing ($800k) which will be financed with their bank (at a 50% loan to value) on a more aggressive repayment plan.
The other half is due to the seller in 5 years, with only 2% interest needing to be paid each year. Seller will take a second lien position until the second half is due.
The farmer only needed to come up with the 10% down payment upon signing the agreement, they got the 10% back when their bank financing went into place.
By setting up aggressive repayment terms, they will be in a strong enough loan to value position after 5 years to finance the other half with their bank, no additional collateral needed. Or they can renegotiate terms with the seller at that time.

@BeetfarmerDave Why not just do interest only again? lol the amortization on a 50 year note might as well be interest only. Interest only has always worked great in the past 😂

Let's break this down, to not receive any tax credits to help with insurance premiums you have to have a combined income over $124,800 4x the median income.
For a family of 5 Father, Mother, and 3 children, he is paying $1500.00 per month. That is $300.00 per month per person. If he is receiving ACA benefits this would put his income between $100,000 and $120,000 per year based on the premium amount stated.
If this is his out of pocket contribution to an employer, than he should consider opting out and shopping the marketplace, could save him thousands.
He has a High Deductible, HSA plan, the HSA is meant for you to pretax contribute to the account. Saving you income tax dollars, also dropping your taxable income, every person in his household qualify's. This is to incentives you to save enough each year to cover your deductibles. It works similar to an IRA and the funds can be used for healthcare in retirement.
If this is not working switch to a PPO, Silver or Bronze, you will get $30 copays, covered annual exams, and prescription cards. Open enrollment is right now. No reason to not take advantage of this oppurtunity.

They did a nice job of summarizing the results. Tract 1 had a couple of usable older storage building and 2-6000 bu bins. Tract 11 had 14k storage in 2 bins. Overall it was a very strong sale in a usually strong area of southeast Iowa. Seemed to be a lot of farmer buyers.

When I first saw the Ag influencer list, I just rolled my eyes. (I did find it interesting that I didn't know the vast majority of the names...)
But the comedy gold of said influencers trying to push back on the criticism and do an "aww shucks, we are all in this together, I just want to educate the good folks..." tap dance has been something else.
-I'll keep watching but I'm looking forward to the first one that states clearly that they are in it for the profit, free trips and their own personal egos.
Until then, we might not hate these people enough.

@ColinMartel91 My opinion is the numbers are more known now. Seller sees comps selling for a price and wants that price. Most farmers aren’t paying investor prices

NEW: Toddler caught throwing back a beer at the University of Texas football game over the weekend.
The child, who appears to be about 4, was seen chugging a Michelob ULTRA.
Her mother appeared to be completely oblivious to what was going on.
According to the individual who shared the video on TT, the mother was surprised to find out that her beer was all gone.
"Mom gets her beer back *beer all gone*," said one commenter.
"That's exactly what happened," the creator of the video replied.
It wasn't until the individual told the mom that she realized what had happened.
