Real Estate Appreciation: $50,000
Net Revenue: $600,000
Total Return (Valuation + Net Revenue):
$2,850,000 + $600,000 = $3,450,000
ROI:
$3,450,000 ÷ $1,700,000 = 203%
Yes it was worth it.
In 3 years I see this place producing 4-6 mil a year.
Acquisitions is where the real money is at. Right now is a rare time. There's a massive wealth transfer right now and most of you aren't even taking advantage of it.
Baby Boomers are starting to retire and have noone to take over their small businesses. Imagine what happens when they all try to sell at the same time, but there aren’t enough buyers.
Just like real estate, it becomes a buyer's market. You have ALL the leverage. wouldn’t be surprised if a significant number of these small businesses end up being sold with zero money down.
