Average asking rents in Canada fell to $2,074 in November, down 3.1% from a year ago, according to @Rentalsdotca and @Urbanation. This marks the 14th consecutive month of annual declines.

We have noted outsized demand for 3BR units (more space), but also studios (most affordable).

Net international migration peaked in 2023, while purpose-built rental construction continued to accelerate due to programs like MLI Select. This lead to some additional vacancy in the primary rental market.

@JoshuaActionNB @MarketManiaCa According to CMHC's last rental market report, vacancy has been rising in most major markets, especially ones where we've seen asking rents falling. We're also seeing a large number of condos being pushed onto the secondary rental market in the GTA and GVA.
