One of thr worst things about sprawl is that it encourages exurban development in prime agricultural land. This is less of a problem on the East Coast and esp Midwest but in California it means agriculture is increasingly pushed out of the coastal belt.

Given how rare large swaths of flat land are to come by on the California Coast and how dire the state is in need of housing its surprising to me that the Salinas Valley hasn't been developed more its only got 390K people!

@IntractableLion @LudditeDesign None of the actually developed parts of the cities on the Caltrain corridor are anywhere near that close, they're mostly at least several miles away. And those of the southern half are more distant from it than SF is, yet no more densely developed than the northern half.

Listen to this whiny Ann Arbor landlord piss and moan about having to compete with new apartments instead of just letting all of his properties degrade. If you hate renters this much, you shouldn't be in this business. Housing can be affordable or a good investment, not both.

@DetroitLions734 @beyond_process @JohanMullet It's not a "theory", it's just basic supply and demand economics. If prices are rising despite increasing supply, that means demand is outpacing supply for that neighborhood. Supply and demand is why Detroit has the overall lowest housing costs of any major US city.

The builders could make it more expensive if they so choose then fight it in court if the city plans to fight them, which I’m sure won’t lead to the city bending

@DetroitLions734 @beyond_process @JohanMullet "Affordable housing", which is a misnomer to refer to income restricted housing, is a scam that doesn't actually make housing more affordable, so that's a good thing. Low-income housing is the last thing an already low-income city like Detroit needs.

@DetroitLions734 @beyond_process @JohanMullet Even if they did, the long term property taxes are worth it. There isn't one of these for Detroit specifically, but here are net tax revenue models for Minneapolis and Indianapolis. That is, tax revenue minus tax spending per acre.

@DetroitLions734 @beyond_process @JohanMullet You have it backwards, they're not costing you taxpayer money, downtown buildings are the largest net contributors to local taxes due to their high property values, especially in Detroit. This is true even if the units aren't physically occupied.

The locations where multi-unit buildings are most profitable to build typically aren't affordable to low-income residents anyway unless their units are government subsidized.

@Arno57119Arnold @LVBDWalker96 @BohunkSupremacy I don't think the mid-century "tower in a park" style of development is ideal either since you can achieve comparable density with more pleasant fine grain development, but the real point is that market rate multi-unit developments aren't typically low-income in the modern US.

@Arno57119Arnold @LVBDWalker96 @BohunkSupremacy Then what you're actually talking about are low-income housing projects, not the "commieblock" style of housing itself. Stuytown in NYC, Park La Brea in LA, and Park Merced in SF are all examples of "commieblock" style neighborhoods that are mostly high income.

That ones that still exist in my city are hellholes. A few years ago there were a couple cases of old women being brutally murdered by “teens” in them.

That was a different time when urban populations were declining due to suburbanization and every major city in the US that didn't expand its municipal boundaries was losing population. Most mid-rise neighborhoods are increasingly gentrified nowadays
