@subdivisionguy I'm pretty sure they get murdered when they speak out. It's kind of how these places keep control. You don't go from woman in miniskirts in the 70s to full burkas without braking down pretty hard...but then again I don't believe much of anything these days.

@subdivisionguy I'm a Realtor and have sold a handful of new homes from the big builders. Their contracts are NUTS! I tell each of my clients to have them reviewed by an attorney before signing ANYTHING!

Shameless plug: If you're thinking about doing a land deal with a national or big homebuilder, please DM me and for a small fee I will likely save you or your client 10x what I charge you. I've run into so many lenders, developers, and land owners that are about to sign (or have signed) 50+ page agreements without really knowing how they work. I'm not an attorney but you can learn from my mistakes... and probably cheaper than an attorney.

Health insurance for a family of five can easily cost $30,000–$40,000 per year. So -- If you run a small business and want to recruit an employee who expects fully paid health insurance, that’s a really big number. If that same candidate happens to have a spouse whose employer covers the family's health insurance, it eliminates that cost for you and allows you to make a competitive offer. You literally save $40k just based on what that candidate's situation happens to be. Such a crazy system in so many ways.

A niche but cool biz: USA made cool swag. I’m trying to buy stuff for Hampton. Want chore jacket, denim, sweater, bag…anything like that. Our logo with a cool background story. Hard to find.

You need to interview sales guys and find one that doesn't have his head up his butt. A buddy of mine has 20 trucks on the road. He buys the same thing with the same specs (Chevy 2500, gas, service body with red ladder rack) and is at a point that he can literally email his sales guy this: "1 Truck" and the deal is done. He gets a call as soon as the truck is ready and takes delivery. The automobile lobby is such a joke. That's the only reason we can't buy direct from anyone except Tesla. The lobby tried to hamstring Tesla by blocking them out of the dealership game and ended up just proving why dealerships suck so bad!

I cannot begin to express how much I hate car dealerships. I am spending $700 per week in fuel using a big diesel truck for quotes right now. It wasn’t intentional, it just worked out that way. I need a quote truck by Monday. It will literally save me $400 per week, including the price of the truck! The process of buying it is absolutely atrocious. The chit chat, the pushing for you to buy something you don’t want, the back and forth on options, the upsells, the inventory checking. What I want is very simple and clear. I’m looking at 15 of them on your lot right now. Why do we have to do this stupid dance? Just take this check, let me know when it’s ready to pick up. Bye! This is the reason my personal vehicle is a Tesla. I just go on the website, fill out my information, and click buy. Having to buy all these trucks for the company means I’m doing this awful song and dance multiple times a year and wasting literally days worth of my time. In the last 12 months I’ve probably drank 2 gallons of coffee at car dealerships. 🤦‍♂️

@washghost1 Most people “afford” RVs by financing them over a 20 year period. Financing a depreciating liability that drops in value like a rock is criminal and idiotic.

Who’s keeping RV dealerships in business? I don’t know one person who can afford one

If someone (aka another service business owner) can help me answer this, I’ll love you forever. How do you manage your leads at scale and make sure nothing falls through the cracks WITHOUT having something clunky and over-automated like GHL? For example, you get leads in one day from: -FB message -FB ad form submission -Website form submission -Phone call -Text referral ***My question is this — what system do you use to make sure all of those leads are being entered into a follow up cadence if they are not booked immediately?*** We’ve been doing this manually (and I’m doing a lot of the heavy lifting by managing the pipeline and making sure our team doesn’t miss anything) but I know for a fact I need to use some sort of automation to systemize all of this. I’ve been an absolute hound on this and it’s made me a lot of money, but I know to get my time back and to continue scaling I need to shift at least a little bit.

I'ma Realtor and can tell you that 95% of agent are NOT salespeople. They are glorified secretaries. My license is with a brokerage where I get 100% of my commission which is awesome. I'd really like to do some land deals on my own. If you ever need boots on the ground in North Georgia, let me know. I'd be happy to partner with you one some deals.

Why don’t more young real estate agents don’t do their own deals? Flipping a $50k property for $90k > commission on selling a $2m property Why? You keep $100% of the profits instead of a 25% share of a 6% commission

I love what I do for pretty much everyday of my life. Until I see mine or my wife’s extended family at a big dinner and I have to answer “So is that little stump thing going ok?” 15 times in one night. Makes me want to die.
