Whatever you do, do not let your parents transfer their house into your name.
Instead, do what the wealthy do.
If your parents are retiring and they tell you they want to sign the deed of the house over to you, maybe they bought the house for next to nothing back in the eighties and now it is worth $800,000, do not do it.
If they transfer it to you while they are alive, you will take their original tax basis. This means that when you eventually sell, you will have to pay capital gains tax on the entire increase in value since they bought it. The taxman does not care that it was a gift.
Here is what the wealthiest families do instead:
Step 1: Set up a revocable living trust and place the home inside it.
It keeps your parents in full control while they are alive, but sets up a smooth, private transfer later.
Step 2: Your parents should name you as the beneficiary of the trust. That way, when they pass away, the house automatically moves to you with no court involvement and no probate.
Step 3: When you inherit the house through the trust, you get a stepped-up basis. That means you only pay capital gains tax on any increase in value that occurs after they passed away, not on the huge appreciation since the 1980s.
That single move can save you over $120,000 in taxes.
That is how you pass inheritance to your children without losing a dollar to the system.

Hey @S_Fitzpatrick I was Kash Patel’s Sherpa on the transition. I spent nearly all day everyday with him for 3+ months and have been with him frequently since.
I have never seen the type of behavior that you’re describing from him.
Your anon sourced story is BS.
Oh and by the way, it was no pressure campaign that got Kash confirmed. He did his homework, studied every brief I wrote him (and I wrote them all personally). If I sent him material at say 2am, he would respond with questions by 3am. He was always available and never hard to reach. Ultimately, he addressed any concerns senators had. He studied the law enforcement issues in each of their states and came prepared with plans, ideas, and questions for addressing the unique law enforcement needs of each state. THAT is who Kash Patel is and it’s why the FBI has been so effective in the last year.
I’ve never once seen him over drink. Not once. You are spinning that narrative because you know POTUS doesn’t view that favorably, even admitted as much in your story.
And I’m not hard to find. Pretty obvious why you didn’t reach out to me for comment.

Iran may not be winning on the battlefield, but they can legitimately claim one major strategic victory in this conflict:

Relaying an urgent message this morning from Emmet County Sheriff's Office that a part of M-119 which is a stretch of the famous tunnel of trees in far northwestern lower Michigan has washed out. This is a confirmed report by multiple sources and marked as a storm report by the National Weather Service. The washout is very close to Good Hart, MI. No timetable on a repair.
Additionally, we have been flooded with pictures of other smaller washouts across a dozen counties in northern Lower Peninsula. If you encounter a flooded roadway, TURN AROUND! Motorists in the past have made the mistake of driving through a flooded roadway, only to find out there was a 10 foot drop due to a washout beneath the water. Don’t gamble your life, and find an alternate route when roads become covered.

It’s amazing how everyone has turned into full-blown Christians.
Thanks, Trump. For making everyone return to their Christian values. All it took was for him to repost an image that he didn’t create; that no one knows what he meant by it.
Meanwhile, you have pastors locking doors to the church and forcing people to pay absurd amounts of offerings. You have churches with LGBTQ flags hanging inside of them. We see Democrats go into pulpits and preach divisive politics. You got Don Lemon leading protestors into church services. We have drag queens mocking Jesus at Olympic ceremonies; but Trump’s repost is the last straw.
