Landlord profits are up while New Yorkers choose between paying the rent and paying for food. The RGB must freeze the rent on ALL leases. And I’ll fight alongside tenants across NYC to make sure it does in June.

It's meant keep rents from going up as if they were in the free market. The RGB is supposed to consider property owner expenses. A property owner has to at least break even to be able to cover costs.

RGB data shows heavily stabilized buildings already have the thinnest margins and slowest income growth — exactly why they deteriorate.

That’s why deferred maintenance is concentrated there. Stabilization caps cash flow for repairs — the data proves it.

2005-2008 in NYC was the mass destabilization of classic RS buildings and investors put their money in seeking profit, leading to most of these buildings to literally fall apart because nothing was reinvested.
