@DeveloperQuirks I made this mistake in Houston once. Agreed in a ground lease LOI to supply water meter. Was like $50k. Had to back track in lease negotiations.

Every Texas town has been killing us with “impact fees” lately. This is for a single tenant retail building. We got hit with similar on a freestanding QSR last month.

@DeveloperQuirks Definitely if you do other deals with the lender, find a way to improve that brokers business or lifestyle.

If a broker introduces you to a lender should they get paid in perpetuity on every loan you do in the future with that lender?

I’ve repped Wingstop for 20 years in the Houston area Wingstop now does $2MM+ per location. That’s out of +/- 1500 sf, so call it $1,500/foot in sales Yet it has finally happened We offer on a site, and upon seeing the counter offer we have agreed we can’t pay their rent.
