just looking at what expensive houses in other states look like out of curiosity and there is some horrifying stuff. See a "luxury" house in vegas but then you zoom out and its on a block with 20 copies of the exact same house on tiny lots every single house here is >$2m

Let's look to multiple price metrics to try to understand the market. Here are various sources I watch every month. I think we can generally say prices are down about 2% from one year ago in the Sacramento region. Look to the comps most of all though.

The housing market is like a hot pocket taken out of the microwave too early. Some spots are warm, and others are cold or hot. Not every part has the same temperature. The trend could be different if we’re talking about condos, detached homes, or different price points.

@SacAppraiser Carmichael has appeal, but the school scores are so much weaker than South Fair Oaks.

@GregBalzer Here's Carmichael so far this year. Stronger than the last two years and still low. Seems like the price point in Carmichael is really attractive to many buyers right now.

@GregBalzer The good stuff is definitely going very quickly. There really isn’t that much supply on the market. The gap between supply and demand was wider last year.

It’s stunning how low volume has been over the past four years. We’ve been lower for longer than what we saw during the GFC (but without huge price drops).

@CommonSense502 @JulieChangRE Yep. I paid $100 for 1 gallon of paint last week to paint a small Dining room. Don’t even know what it cost for the rollers, brush, tape, etc. Probably closer to $200.

?? What in the world… 🚨 Today I drove somewhere I've been many times before. It’s a house with a driveway. The Cybertruck when on FSD, ALWAYS pulls in forward. Every.single.time. As I got close, for fun, I long pressed Grok and said “hey when you get to my destination can you please back in… I need to unload stuff into the garage… Grok said nope, it can't do that. I thought, ‘oh well, maybe someday’. But 30 seconds later the truck pulls in front of the house, puts its turn signal on, stops on the street and then backs all the way in the driveway… up to the garage. How did it do that?? Did Grok unknowingly help? Did FSD overhear my conversation with Grok and desire to please? Was it pure coincidence? Has anyone else experienced something like this? Or any thoughts on why/how the truck did this? I am perplexed! 🤖

@GregBalzer I mean it's not really anecdotal in my area, condos are pretty down across the board here. There may be a few exceptions where the prices are higher than 2021 prices but not really the norm

Doing comps for a potential condo seller who bought in 2021 and 😐 The last 5 years have not been kind to condos in the Bay

What on earth has happened in the state of Maryland. My wife and kids complained EVERY DAY because I had the heat set so low. I kept saying “put on another layer…” Yet, just look at this monthly gas and electric bill. I literally had the house on 64 degrees to see how low I could keep my bill. This is F-ing insane.
