@ChrisMMillas It's a great report and thesis. But revenue growth is single digits, with uncertainty whether that will change any time soon. Might be worth just waiting for a massive green candle up 30% one day, to make sure this story is actually happening. Looks like dead money until then.

Sometimes you really do need to force markets to produce good things. Man’s natural state is entropy.

@Urban_Immerser @clintonmead @Emilie_Dye @SydneyYIMBY Nope. The surplus will accrue to the landowner. The market will compete profit margin down to an acceptable level, ie the same as it is now. One input cost decreases, but the other increases. Nothing is gained but the opportunity for private assets is lost.

Opportunities for dependency should be eliminated. You should support the promulgation of private vehicles and parking spaces.

WTF?! If you allow developers to build building without parking, you’ll have both buildings available with and without parking. If you force developers to provide parking, you’ll ONLY have buildings with parking. The latter axiomatically provides less choice for renters and buyers. You could make the dumb argument that every home should have 10 bedrooms because then people have the choice to use between 1 and 10, but that’s a idiotic choice because choices are about cost-benefit decisions and there’s no choice if the cost is forced. So if you’re forcing car spaces you’re denying choice not enabling it because you’re forcing the cost. Forcing the cost one way is effectively denying the choice.

@Emilie_Dye @Urban_Immerser @SydneyYIMBY The point is that I have no choice whether or not to pay in, because a critical mass of people have agreed that it is a social good worth forcing everyone to pay for. Clearly a critical mass of people also believes the same thing about car parking.

@Urban_Immerser @Bugs @Emilie_Dye @SydneyYIMBY Actually, YES, well, almost. I think at least 90% of new homes should have to have three or more bedrooms, and 80% four bedrooms. My vision of the future is nuclear families, not singles and childless couples. Small families are not good for anyone.

Or is this different because you have a car so you demand everyone's house needs to accommodate your needs, not theirs.
