Little bit about myself and my background. I’m a 28 year old licensed GC / real estate agent and I went to University of South Carolina. I have completed over 50 builds in the past five years. Always eager to learn and grow my business.

@TannerBuilds It’s fairly easy work. Rent the hydraulic auger from Home Depot for 24 hours. Running the holes is the hardest part, but the auger does the work. I could knock that out alone on a 3 day weekend.

@TannerBuilds Open water swimming is the scariest part of the race. First tri I did, I swam off course almost a tenth of a mile. Backstroked all the way back.

Training for my first triathlon. I’ve never swam laps in my life. Jesus Christ the swimming is hard

@TannerBuilds I can help with this. It’s all about having an exit in place before you start.

Put Land under contract and state on the contract that You have 12 months to close. Increase value by changing zoning or platting a subdivision Sell it to a builder and double close. Never take title. Very simple

@JulieChangRE Homes back then may be better built than current tract built homes I’ll agree with that.

@TannerBuilds I think that’s 2 different topics. Some older homes are definitely built better. Insanely better. And some are Cracker Jack boxes It’s that everything has a shelf life. It’s 100 years old.

But 12 months is standard for most states when doing a MAJOR PLAT No builder or developer closes on land until they know they can build what they need to. Unless it’s a big discount. Look up Olympia and Howard Hughes land development here in Vegas - they do what we do In Indiana we sell hundreds of lots to Lennar. And we average 14-16 months before closing on land.

@submasterstrat That’s awesome. I’ve already wanted to do a large scale development and take 10-20 lots myself, sell the others. Just don’t have the capital to dedicate to it

@TannerBuilds I have several active devs in Indiana, Texas and working on one in Nevada right now. None in Vegas yet. Only lived here a year Moved here to help a start up launch a land development department

@TannerBuilds The problem with these old bathrooms is everything underneath it is crumbling. Sewer line, plumbing, shower pan, electrical is ancient. That’s why so many of them smell like mold
