@TannerBuilds It’s fairly easy work. Rent the hydraulic auger from Home Depot for 24 hours. Running the holes is the hardest part, but the auger does the work. I could knock that out alone on a 3 day weekend.

Put Land under contract and state on the contract that You have 12 months to close. Increase value by changing zoning or platting a subdivision Sell it to a builder and double close. Never take title. Very simple

@TannerBuilds I think that’s 2 different topics. Some older homes are definitely built better. Insanely better. And some are Cracker Jack boxes It’s that everything has a shelf life. It’s 100 years old.

But 12 months is standard for most states when doing a MAJOR PLAT No builder or developer closes on land until they know they can build what they need to. Unless it’s a big discount. Look up Olympia and Howard Hughes land development here in Vegas - they do what we do In Indiana we sell hundreds of lots to Lennar. And we average 14-16 months before closing on land.

@TannerBuilds The problem with these old bathrooms is everything underneath it is crumbling. Sewer line, plumbing, shower pan, electrical is ancient. That’s why so many of them smell like mold
