With each passing day, the mortgage rate lock-in effect fades. Nearly 22% of mortgage holders now have a rate above 6%. Which is more than the share with a rate below 3%. Ultra-low-rate owners are slowly getting replaced with 6%+ owners. Meaning downward pressure on prices is coming.

Great news, my exhausting chemo has gotten very good results, my tumor has shrunk from 15,5cm to 9,66cm, which is obviously a ridiculous loss of mass 👍 Doc literally called it an excellent treatment response. Being cured by summer is actually a pretty realistic goal now.

Gwynne Shotwell seems is a great leader at SpaceX. They have shown to quickly pivot away from ideas that aren't working as desired, even if Elon is pushing for it. (ex. Dragon propulsive landing, Falcon second stage reuse, Falcon Heavy cross feed, and Falcon Heavy Dragon launches) She is steering that ship and the biggest red flag for the company to me would be of she quit on bad terms.

@XJacob @zanehengsperger You hope SpaceX is rational. Yet, companies which are strongly driven by autocratic leadership can go very deep into a hole before some realizations kick in. I still can't understand the Cybertruck. Or Boring. Or Neuralink. Or how about Meta's 70B Metaverse. We live in odd times.

I agree that we have reached into speculation territory. I just have a couple things that give me confidence in Booster reuse. Their experience with Falcon 9 will definitely be a major factor. The other big source of confidence in the program is the infrastructure they are currently building. They are going forward with the two Gigabays and five launch pads. I just do not believe (leaving facts and moving to gut feelings here) that they would invest billions into massive infrastructure projects at this point of the program if their internal data did not show a clear path forward into profitability. They are aiming very high with their reuse projections, but even if they only achieve half of Falcon 9 cadence, they will very quickly overtake it in overall tonnage to orbit because of the increased factory size and launch infrastructure. They also have addressed the hot staging ring by integrating it and the heat shielding with Raptor 3 (yet to be flight proven though).

@XJacob @zanehengsperger I get your PoV, but it seems we're so early in this process with heavy we basically got nothing yet. Also it's not just engine replacement considering failures we've seen on landing. Plumbing, seals. They also remove & process the staging ring every time.
