They spent £1.5bn so poorly we still need a GK, 2 CBs, creative midfielder, 2 wingers, and a striker. Essentially still need a spine. Conference League is about as impressive as a Carabao League Cup. CWC is a decent achievement, but let’s not pretend like it’s not somewhat of an afterthought in terms of club comps.

Maybe I misunderstood where you were coming from, just seemed like you were dismissing prices just because they were slightly down. I agree that interest rates holding or moving slightly up will push prices down as people can’t handle the payments. I’d much rather have a 7% rate but the house cost is $75-$100k less on avg, but I’m probably dreaming unless we see a crash. Just don’t know who’s going to buy these hyper-inflated homes along with high rates.

Ah yes, “declining” by like $20k-$30k, meaning prices are still up in the tune of $100k+. Why do people like you just ignore what happened between 2019-2021? In normal circumstances, most home prices would only be $20k-$30k more at most from 2019 until now. The avg first time home buyer would be stupid to buy rn, as they will be paying $400k for a home that was only $285k 6 years ago at much higher interest rates, mortgage costs much higher than the avg house hold income level, only to end up paying around $1M for that home after 30 years that nobody is going to pay that much for. There is VERY little equity growth in buying a home now, it’s no longer a way to generate wealth, it’s a wage slave trap. Rent a home you couldn’t afford a mortgage on in a better part of town and invest the money you aren’t spending on interest and repairs and you’ll end up with more than the appreciation of that home. This is the new reality for most.
