@ChrisRamsey60 Things are priced unreasonably. I go after multitenant retail deals in Texas and I can say things are trading at 6-7% caps without any room for value add consistently. Normally one - three deals a year will surface for us but this year dead silent.
@sama I’m not a huge tech guy but switched from Chat to Claude because it feels and is more work oriented. If you were to improve anything I think a UI for business oriented people as well as the model being less agreeable and more thorough and honest (Chat is to nice).
@realEstateTrent My belief is it truly comes down to cost of capital. People who have cheap capital can pay higher (sometimes people simply overpay), maybe the skill is bringing down the cost of capital.
I don’t believe in holding commercial real estate long-term.
Doing so means you are relying on two things to happen in order to get appreciation:
Interest rates going down, or rents going up
I don’t have control of either.
“Buy and hold” made many people look very smart, when what really happened was interest rates went down for basically 40 years straight.
We can very easily see rates flat for the next 10 years - nobody has any idea.
If that happens, you can’t make real money unless you:
Find opportunity, use your skill and experience to create value, and bank the profit.

Are you an investor in private real estate deals?
As the "GP" of a small real estate deal (I'm actually the "managing member"), I just want to share something for the benefit of investors.
This is a real sensitivity analysis from a well-known in GP in my asset (Class B industrial) and geography (Texas). It looks really nice, and I want to explain why it's basically worthless:
Year to date, Matthews has closed 200 escrows.
That is roughly 8 escrows per business day, which is roughly a closed deal every business hour.
We are coming up on our 10 year anniversary in a couple of months.
It’s been such a wild, amazing and rewarding ride.
Before every acquisition, walk the property and count locks and overlocked units and compare to the rent roll.
Excessive maybe but, rather be safe than sorry.
