Last night I went to the @realEstateTrent real estate party and event in NYC
In this short thread I will:
- show you the line outside
- introduce you to a few people inside and
- tell you what I learned

@Budgetdog_ Pick your market, meet a new friend who already invests in that market, study that market, understand what a good deal is in that market, find deals in that market via cold calls/direct mail, bounce ideas of off the new friend, jump in to swim.

@N8RealEstate Being that it’s pex, it’s likely not to burst, but just be prepared if somewhere along the line it may leak.

@N8RealEstate Be prepared for it to break somewhere once it thaws out. If that’s the case, shut the water off and get a plumber to come replace the broken section of the line.

@markjenney Also don’t go with the cheap barber chairs, spend the extra money and get good chairs. Around $1k/chair

@markjenney Factor in installing wall mounted ring lights, unless your barber believes the chosen lighting is adequate. Or go with more traditional/aesthetic light fixtures, but regardless make sure to have proper lighting.

@N8RealEstate Hey Nate, I’d give him a shot on 1-2 small projects. See how efficient he is, then go from there. Just for reference: In NYC, I saw our most skilled carpenters get $250-300 cash per day. These were guys who can do anything, and barely needed monitoring.

@ChuckBuc2 Congrats! What market are you in for both MF and self storage?

@N8RealEstate What do you mean by unknown water issues? Also no leases makes it easier to take back apartments in order to renovate and place your own tenants.

@N8RealEstate I recommend getting water line protection with your water supplier if you don’t have it already.
