Pro Tip: if you have any real estate in a trust, keep EVERY piece of paper having ANYTHING to do with ALL activities associated with it. Don’t depend on accountants, attorneys, financial planners, etc. to keep track of everything for you.

Had dozer work going on 2 listings today that I had to check on. A little bit of dozer work can go a loooong way in selling timberland tracts by simply improving the access so buyers can get around and see all the cool spots.

Caller (no one I know): Do you ever get timber tracts that cutting the timber will pay for the whole thing? Me: Yes sir, we have but it’s not very common these days. Called: Will you please let me know about the next one you get? Me: No sir, one of my long-time clients or one of the investment groups I help will buy it first. Called: (long pause)…uh…ok. What do I need to do to get in on them? Me: Become a long-term client.

On the phone today with someone just “…looking for a few acres for a home…” He asked why agents never stayed in touch with him. I spent 20 min giving him the answer to that question as well as helping him know how he could get better results. It was time well-spent, I think, and I now have a hand to hold (my decision to help him.) Many buyers just don’t get what goes into the “…help me find something…” projects.

@RolandGunnTN I’m too stupid to know what “ecological succession” is, but your overall take on land ownership is 👍. We lust a lot of tracts because owners are just fed up with trying to maintain things…especially as absentee owners.

People who have never owned land don’t really understand the upkeep involved in maintaining it at just a basic level, at least in the Southeast. Clearing downed trees, grading roads, bush-hogging etc. in the South if you don’t maintain land ecological succession comes quickly.
