My friends in their 30s are deciding not to have kids They’re saying two things: They don’t have the money It’s inconvenient to their lifestyle This is not good. What do we do?

@jonbrooks Property owners are aware that people from out of state will pay more just to say they have a house in Miami. They buy the clout.

@jonbrooks We are the early stages of a real estate bust. It’s hit the rest of Florida hard. When will it come to Miami? Overbuilding signs are everywhere in Miami.

@jonbrooks Real estate prices aren't crazy in a US context; it's the carry cost. And double whatever HOA they're telling you.

@jonbrooks I blame Covid that was the start. Everyone fled to Miami because we were open and free. Not trapped in our houses like the rest of the country with Democratic governors. lol This country is a shit storm but I believe Miami has the highest quality of life right now😅

@jonbrooks This is actually the mobility crisis hiding inside the affordability crisis. Wealth locked in homes owned by people who aren't moving, financed at rates nobody would voluntarily exit. The turnover just isn't happening.

@jonbrooks It's explained almost entirely by population demographics. For decades the median age has been 28-30. Last year, its almost 40. And caused by the post WW2 brief fertility rate increase
