@BoomerDivvies Don’t try too hard at it. Just invest in the entire market (VTI). Focus on savings and don’t fall into the trap of impressing people you don’t care about. Your investment balance is a much bigger flex than a car or house or clothes or alcohol.

@MarketPalmer_ Real estate tax and property maintenance is missing in the calculation. Also a strong pull to spend money to renovate plus high transaction costs to withdraw equity on your “investment”. Owning is not an investment decision. It’s a lifestyle decision.

Heard someone explain a mortgage like this: "Think of the interest like rent. That money is gone. But your rent decreases over time. Think of the principal like an investment. That money is yours, and the value increases over time." ...it has its flaws, but I love that line of thinking.

90% of the people on X telling you to rent instead of buy simply can’t afford to buy. The “rent forever” crowd loves to make it sound like some genius financial strategy. The reality is most people who truly choose to rent are: • single • highly mobile • or don’t have kids yet For families and long term stability, owning a home is one of the best wealth building tools there is. You lock in your payment, build equity, and let time do the work. Don’t let social media noise convince you that owning a home is a bad investment. 🏡📈

@Jack_Allweil Plan on doing a hose conversions for 20 yrs in total. Also I had domiciled in South Dakota so no state tax while living abroad. After 5 years the principal conversion dollars are available for penalty free withdrawal no matter what age.

@Jack_Allweil I would be curious about the RE tax argument. I am converting 80-90k pretax 401k to Roth at 3.7% tax rate. Then the earnings on those conversion are tax free. Earnings are projected to be much more than principal given I am 42 at the moment. Effective lifetime tax rate ~<1%.

I started feeling much freer and self sufficient when I surrendered my 401k and invested the money in real estate. You can knock RE for some things, but that cash flow gave me some breathing room and mental space. + many talk about compound interest, few talk compounding of fees.

@Jack_Allweil Also a 401k gives tax advantages. My money went in tax free when I was in the 24% bracket. Now I get to choose when and how much to convert to Roth. Last year I converted 80k at an effective rate of 3.7%

@Jack_Allweil Fees are incredibly small when investing in vanguard index funds. Holding costs of real estate I imagine are a much larger percentage especially when including tax, insurance, transaction fees, etc. I guess it depends what kind of equities and real estate you’re talking about.
