$OPEN acquisition numbers are out. 458 this week. Down from 594. Disappointing on the surface. But context matters. Kaz addressed it directly: there was a test they need to learn from, tax day historically hurts acquisition volume, and a few other factors. His words: "The thing that matters here is the trendline - or at least that is the thing I care about the most." I agree. So let's look at the trendline. 10-week trend: 537 → 449 → 442 → 390 → 447 → 610 → 545 → 658 → 594 → 458 → Higher highs (537 → 658) → Higher lows (390 → 458) → 10-week avg: 513/week → +282% since Sept (120 → 458 even on a bad week) One bad week doesn't break the trend. The average is what matters. The math at 513/week average (7% contribution margin): → 513 × 13 weeks = 6,669 homes/quarter → 6,669 × $400K = $2.7B revenue → $2.7B × 7% = $187M contribution → - $50M overhead = $137M EBITDA → EBITDA positive. Even at the average. At 5% margin the average still produces $83M EBITDA. Still positive. And this is just the home sale. Remember what Kaz is building on top of every transaction: → Doma → title and escrow in-house, every sale → Mortgage product → Audrion team now leading, gain-on-sale revenue → Aven conversations → HELOC cards, credit products for homeowners maybe 👀 Every layer adds margin. Every layer is money that used to go to someone else. One bad week doesn't change the transformation. Kaz is building the end-to-end platform for real estate transactions. The tech stack keeps expanding. The trendline keeps climbing. Bullish thesis unchanged. Patience and conviction. nfa, long $OPEN 🏠

Some people think $OPEN is doing a mortgage buydown with their new mortgage product. I don't think they are. The math backs it and makes it evident this is the case. I'm going to break down: → What a mortgage buydown actually is. → How Opendoor's mortgage product works as far as I understand it. → Side by side comparison One is a temporary marketing trick that resets.
