The supply side of this is terrible. Inventory is down 26% in Manhattan with vacancy below 2% for over a year. Every workaround, caps, STR bans, ignores the obvious: there aren't enough units. Build more housing.

New monthly report: Median rents in Manhattan have hit $5k/month for first time ever. +6% over past year. Median rents in Brooklyn have also reached an all-time high $4,296, +7.5%. The report cites "the tightest inventory seen in nearly four years" as cause for rapid rise in rents. Translation: We desperately need to build more housing, including affordable housing.

@EricSpracklen Yes prices will come down. But it's not like 2007/8. At least not in a broad sense. And prices coming down won't cause a systemic credit crisis like 2008/9. There will be pain, but the shape and form of the cycle will be different.

The housing market will crash before the end of Trump’s presidency and it has nothing to do with mortgage rates.
Homes are 30-50% overvalued across the board.
