@DallasAptGP It's why deeds need to be recorded on an immutable digital ledger that can't be hacked, forged, or tampered with. Ever heard of one? Here's a hint: Bitcoin is based on one called blockchain. All property should be blockchain based ASAP. This would stop overnight.

In Texas, a criminal can steal your $6,000,000 building for $30 in cash. No ID required. No background check. Just a forged signature and a trip to the county clerk. In 2022, this happened to two of our buildings. If you own real estate, you are a target. The Texas county recording system runs on a "notice" basis. The clerk’s job is to record documents. Not verify them. A criminal created a fake deed for two of our assets. They used a cut-and-paste notary stamp pulled from a different public record. They used a courier to send the documents into the clerk’s office. The courier handed over the forged paper and paid $30 in cash. The clerk accepted the document. No driver's license. No signature check. The public record showed a Delaware LLC owned my property. $6 million in equity vanished from the legal chain of title in seconds. Once a criminal controls the deed, they have two moves. They sell the property to an unsuspecting buyer and disappear with the cash. Or they get a hard money loan against it, collect the proceeds, and vanish. Either way, they try to be long gone before you find out. I found out during a refinance. My title company called with a question: "Why did you quitclaim these buildings to a new entity?" I hadn't. I contacted the Dallas Police Department, the FBI, and the Texas Secretary of State. Every agency gave the same answer: they are overwhelmed with this type of fraud and didn't have the time or resources to pursue it. The criminals hide behind Delaware shells and registered agents. The county takes cash, so there is no bank trail. There is no ID requirement, so there is no face for the cameras. Most investors assume their title policy covers this. It does not. Standard title insurance covers defects that existed before you closed. It guarantees you received a clean deed at purchase. It does nothing for crimes committed after. This is a gap in your risk management you did not know you had. It took 90 days of legal work to fix. The "new owner" was a ghost. I had to file a lawsuit to quiet the title. I spent $20,000 in legal fees and secured a default judgment because the criminals never showed up to court (obviously). I won. But I am out $20,000 and three months of sleep. Criminals hunt three targets: raw land, free-and-clear buildings, and estate properties. A mortgage acts as a tripwire because banks flag transfers. If you own your assets outright, you are defenseless. Here is what I did after this happened to me: Property alerts. Most counties offer a free service that emails you when a document is recorded against your parcel number. Sign up for every asset you own. This costs nothing. Entity audits. Make sure your Secretary of State filings are current. Criminals look for lapsed registrations and "zombie" entities to find their next target. Push for policy change. State legislatures are starting to act. The law must require a government-issued ID to record a transfer of real property. It is insane that it does not.

A lot of people have asked me if I will get involved in the NYC mayor race by supporting a candidate that can defeat Zohran Mamdani. TBH, I’m torn and undecided. Like every other city run by democrats, NYC is a broken kleptocracy. Taxes are astronomical and services are pathetic to nonexistent. Anarchy and socialism are the next logical steps in this story arc. It's what the people of NYC have been asking for for years and it looks like it's what they are about to get. Trying to fight against this tide seems like throwing good money after bad. It appears things will have to get worse in NYC before they get better. The Zoomers and Millennials need a refresher on the outcome of Marxism and socialism. They are too young to remember the crack and crime epidemic and murder sprees of the late 80's and early 90's. The squeegee men, graffiti, mugging, lawlessness, chaos, and pandemonium. Streets that were too unsafe to walk alone at night or even during the day. Getting mugged on the way to and from school was not just a rite of passage, it was an inevitability. The Wall Streeters, financiers, and hedge funders have been too busy working on their fishponds and climbing the rungs of polite society to remember to protect the system that allowed them to achieve their success in the first place and allowed New York City to once become the greatest city in the world. Not ruffling feathers was more important than questioning the ideological insanity being taught in the private schools and universities that they sent their kids to. All that mattered was fitting in and getting invited to the right dinner parties. Now their kids are indoctrinated NPCs, always protesting and supporting the current thing. Like their parents, they too want to fit in. To do so, they unironically exchange bromides and platitudes on the benefits of socialism over rosé brunches in the West Village. Because their friends hate America and capitalism, they do too. It never dawns on them that their lifestyle and studio apartment that their parents subsidize are all made possible because of capitalism. This delusional thinking was ingrained in them at an early age by institutions that were captured by insane ideology and left unchecked by their grossly negligent parents. Instead of providing their children with immunity from stupid and provably bad ideas that have only led to misery and death throughout history, these parents shrugged it off as kids will be kids. Now these kids are adults who can vote, but are totally unequipped to do so. In many ways it’s not their fault. From their parents, they learned some combination of magical thinking, preference falsification, and an inability to stand up for anything greater than themselves. As a result, they never learned how to think critically or independently. They never learned the value of Western civilization so they don't understand why, or know how, to fight for it. Sometimes the only way to learn something is to learn it the hard way. Sometimes the only way to learn the value of what you have is to lose it. If that’s the case, Marxism and socialism might just be what the doctor ordered.

This completely neglects "brand" and "marketing". Not that you'd know much about that as you've never created a successful branded product. But brand and marketing are key. If the Chinese could sell "generic" products (not through a brand) at the same rate as a company, who has a product manufacturer in China, but has a brand could, then they would've cut out the middle man to begin with. Consumers are not savvy enough to know that the generic is the same as the brand. That's why branded products have always sold at a higher rate and volume before and regardless of "tariffs"... It's literally Business 101.

The devil is in the details. Let’s say a Chinese company sells shoes directly on Amazon, TEMU, SHEIN and ALI BABA. And they sell the same shoes to US importers , who add their own brand and sell on Amazon The Chinese company will sell to its subsidiary Company, that retails and delivers products in the USA, on all of those apps for much less than they sell to the American company Because they sell to themselves for a lower price than to the US company , they pay a lower tariff. So they have a huge pricing advantage. So the Tariffs give the Chinese company an advantage over the American companies that import their products. And just about every Chinese company does this. So switching manufacturers doesn’t remove the problem. There needs to be cost parity after tariffs are applied.
