@AndrewLang85831 @Deep_Impact_HK @bowtiedstocks That’s not the example provided, but if they held it for that long and rates didn’t change, yeah that’s right. You’d need to run a side by side rent v buy over that time period though, and buying would likely be cheaper

@ForSureNotElon @Deep_Impact_HK @bowtiedstocks You are not even including interest payments over 30 years which would mean they pay back close to $4m in total (capital + interest) for the $2m house assuming 5-6% IR over 30 years.

Brisbane house sale price: $2m Rental income per week this house would generate: $1,200 Rent per year: $62,400 Mortgage interest per year (assume 80% LVR): $2m x 80% x 6.5% = $104,000 Maintenance cost for owning per year: $20,000 The cost of owning this $2m house is precisely double the cost of renting it - and that’s after you dump down your equity for the 20% deposit And that assumes no sunk stamp duty cost on purchase as well Propadee-nomics

Everyone screams ‘tax the rich more’ But the  top 1% pay 28.5% of all income tax And the bottom 50% only pay 9% of all income tax The problem is not the rich The problem is how much tax is wasted

@Galto2sd7474 @peter_tulip @Marian_L_Tupy On net migration, yes agree. I don’t agree that tradies are replacement manufacturing and that they are unskilled/not valuable. That makes zero sense and they are needed in large supply. There’s been a lack of people entering trades, causing shortages, causing huge wages.

@ForSureNotElon @peter_tulip @Marian_L_Tupy Yep, so we are in broad agreement. If there was latent demand, locals would have entered the trades. We are just importing too many Uber Eats drivers to push up demand for housing, because we can't develop higher value industries to move us out of the quagmire we are in.

@Deep_Impact_HK @bowtiedstocks $4m - 3% sales cost $442k CGT $3k Extra super tax (div293) $300k Close/hold costs ~$1.1m cash left. Opportunity cost: $400k deposit, stamp duty/closing $120k, holding costs of $30k per year after tax growing at 12%pa ($1.1m) no need to sell, no debt, $50kpa income stream

@bowtiedstocks Yeah, property isn’t a good investment. Cheaper properties maybe, as stamp duty much lower and yield much higher. It’s still a better way to supply rentals to rental market. In more cornice suburbs, it’s dominated my owner occupiers anyway, so price is not investor driven

@Galto2sd7474 @peter_tulip @Marian_L_Tupy Tradies are needed and dismissing their skills seems a bit naive. Sure there are shocking ones, but good ones are very good and work efficiently. They are a necessary part of any economy

@ForSureNotElon @peter_tulip @Marian_L_Tupy Seriously, the construction industry only exists to absorb the blue collar workforce whose manufacturing jobs were moved to Asia. We don't need more of it. We need to move the rest of the economy up the value chain.

@Galto2sd7474 @peter_tulip @Marian_L_Tupy Yes. This is one of the issues, not enough did it. And we ARENT importing construction workers, that’s the point. People claiming immigration is helping and would hurt construction industry if stopped haven’t looked

@ForSureNotElon @peter_tulip @Marian_L_Tupy We've been saying this for 25 years now, and apprenticeships are 3-4 years, so I don't buy it. If the demand is there, more people will enter the trade. We don't need to import people with 19th century skills that we can train locals to do in 4 years.

@Galto2sd7474 @peter_tulip @Marian_L_Tupy There is already a program for specific sponsorship of particular skills. Skills that we are short of are important though. We don’t need more brothel madams or yoga instructors. We need more experienced labourers and tradies, so that they are productive quickly

@ForSureNotElon @peter_tulip @Marian_L_Tupy They are needed, but it's not a highly skilled job. If you want to go up the value chain, you need to import engineers, scientists, mathematicians, technologists. And those people have a much bigger economic multiplier, so you need less of them. But why would they choose here?

@Galto2sd7474 @peter_tulip @Marian_L_Tupy Tradies are needed. There is a chronic shortage for various reasons. If we have much less net migration, less tradies are needed because we aren’t spreading resources thinly across massive construction projects all over the country at the same time.

@ForSureNotElon @peter_tulip @Marian_L_Tupy Exactly, and why would you import construction workers? Construction absorbs the useless labour that was displaced from manufacturing, it's not a value adding industry. These people, sheesh.

@ForSureNotElon @NatedawgO7 I want a permanent zero NOM. There's no reason to have any immigration at all. It's all a con. It only benefits the wealthy and is extremely bad for ordinary Australians.

If so then I want my income tax adjusted for inflation every year too then. Oh no it’s only ok for those with multiple investment properties to get that…in a housing crisis
