According to Trump, “homes are for people, not corporations,” so he wants to permanently ban corporations that own 350 houses from buying more. Apart from the fact that corporations are owned by people, this misguided policy means that people who want to rent homes will pay more.

The 2008 housing market crash was a once in a lifetime crash. The second largest price correction on record is the correction we are in right now! It's just only showing up in new construction prices (graph below) because existing homeowners don't want to sell. If you are waiting for the next 2008-like crash in national home prices to buy a home, you are deciding to be a life-long renter (not that there's anything wrong with that.)

Lest we forget, water literally falls from the sky. Water scarcity is an infrastructure problem not a resource problem. If we're low on water we need to upgrade our reservoirs and distribution system. Remember back when we built dams and reservoirs? Time to do that again.

🛠️ Electrical pet peeve in the making… Yellow 12/2 everywhere for outlets + lights. Technically code compliant, but not how I’d run it. I prefer 14/2 only for lighting circuits because: • Cheaper (adds up when you’re pulling thousands of feet) • Easier to work with — more flexible, less bulk in boxes • Color coding makes future troubleshooting way nicer Not “wrong”… just not optimal. What do you guys run for lighting circuits? 12/2 or 14/2?

Perhaps a more correct prognostication than the crash doomers. We may see another 10 or even 20% drop over the years ahead. This is only in markets with surplus land and looser laws/regs.

“I can’t wait for the housing market to crash!” It already has. Everyone who keeps calling for a housing market crash is missing the fact that housing is already about as cheap as it's ever going to get. It just doesn't feel that way because our paper money is worthless.

I think common sense is on life-support! I teach high school auto shop and because of a burn one of my students received, I had to place this warning sign on my oxygen acetylene cutting torch. Using this cutting torch, I had just cut a rather large bolt off of a steering box and the hot nut fell on the floor. A student reached down with his bare hands and picked up that nut, and of course burned himself. He then yelled at me for not telling him that that nut would be hot. I would have thought that the fact that I just cut it off with a torch and it was on the ground still glowing red would be a clue that it would be hot. So now I put a sign on the torch and I spend some time during safety training to tell them to not pick up a glowing red nut off of the floor!
