@kenmcelroy I just got a5 unit existing for 67,000a unit appraised at 74,000 a unit. Older, but lots of potential.
4 1br1ba in the front call it almost 3600 sqft and a 1026 2/2 (full 2!) in the back with a free standing 2 car garage with laundry. 4 more garage spots under the 2/2.

I got a call last month from a lender.
Six properties. 1,410 units.
The syndicator who bought them is gone. Not "struggling." Gone.
Every dollar of equity, wiped out. The investors who wrote those checks? They're not getting anything back.
The lender is sitting on dead weight and they know it.
So I made an offer.
60% of the outstanding loan balance.
Not 60% of what the properties are "worth." 60% of what is OWED on them.
We're negotiating right now. Because what other option do they have?
A week later, I made another offer. Brand new construction. Never been lived in. Somebody spent tens of millions of dollars to build this thing.
My offer? 60% of the construction cost.
I'm buying existing properties in Phoenix right now at $80,000 a unit. New construction at $140,000 a unit.
I've been doing this for over 35 years. And I'm telling you, this is the same pricing I saw in 2010 and 2011.
You want to know what I did in 2010 and 2011? I loaded up. And those deals made me and my investors an absurd amount of money.
The same window is opening right now.
I sat my entire company down at the end of last year and told them: expect zero rent growth in 2026. Possibly 2027. Strap in.
I'm not saying that to scare you. I'm saying it because I've survived every one of these cycles for 35 years. And the people who win are the ones who see it clearly, prepare early, and move when everyone else is frozen.
That's exactly why I'm doing something I don't normally do.
I've put together a FREE one-day virtual event with some of the smartest people I know.
Robert Kiyosaki is going to be there.
George Gammon.
Jeff Snider.
Tom Wheelwright talking tax strategy.
We've got experts on gold, oil, AI, and real estate. Nine speakers. One day. Completely free.
This is the playbook for the next 12 months, from people who are actually in the trenches right now making moves with real money.
I'm going to walk you through exactly what I'm seeing in the market, what I'm buying, how I'm underwriting, and how I'm positioning for what's coming.
Because something IS coming. Interest rates, private credit, the banking system, AI wiping out jobs, it's all converging at the same time. And most people are completely unprepared for it.
you can register here web.thelimitlessexpo.com/home-page
The last time pricing looked like this, it created generational wealth for the people who moved.
The people who sat on the sidelines? They're still talking about what they "should have done."
I don't want that to be you.

@ARmastrangelo Props for trying to make sodas more healthy but where's the economic moat?
Allulose FTW.
Plus it's $2.50 a can on Amazon.

@BaronDestructo Now just grab that seed phrase hidden in that fake rock and run. Say is steganography still a thing?

@stillerssoda No reply necessary but I hope you can get the cost down.

Even though we are on different political spectrums this is mean.
@BenStiller keep putting yourself out there.
All we can do is the best thing in our heart and if that needs changes then be willing to change that too.
I applaud.
Send me some soda. lol. Soda’s a minor interest of mine. I mix my own kinda.

BREAKING - The internet is absolutely mocking TDS-afflicted Hollywood actor Ben Stiller after he made a public appearance for his new soda brand, only for everyone to ignore him.

I’m an actor, been in the edges of productions you would know.
No one recognizes me except that one time lol.
But that’s ok.
People won Oscars for movies I’ll almost certainly never watch, and I don’t know who they are either.
Perspective.
That’s why I do it for fun and character. Pun intended.

To all the “demonizing the Cuban People” posters. This is probably the LEAST if ANY group that would happen to, IMHO.
Take a look at Miami.
It sounds ignorant to me.
You’re creating a problem, shocker, where it probably doesn’t exist.
For better or worse, there’s companies with dumptrucks of money just waiting to invest.

Holy shit... Microsoft open sourced an inference framework that runs a 100B parameter LLM on a single CPU.
It's called BitNet. And it does what was supposed to be impossible.
No GPU. No cloud. No $10K hardware setup. Just your laptop running a 100-billion parameter model at human reading speed.
Here's how it works:
Every other LLM stores weights in 32-bit or 16-bit floats.
BitNet uses 1.58 bits.
Weights are ternary just -1, 0, or +1. That's it. No floats. No expensive matrix math. Pure integer operations your CPU was already built for.
The result:
- 100B model runs on a single CPU at 5-7 tokens/second
- 2.37x to 6.17x faster than llama.cpp on x86
- 82% lower energy consumption on x86 CPUs
- 1.37x to 5.07x speedup on ARM (your MacBook)
- Memory drops by 16-32x vs full-precision models
The wildest part:
Accuracy barely moves.
BitNet b1.58 2B4T their flagship model was trained on 4 trillion tokens and benchmarks competitively against full-precision models of the same size. The quantization isn't destroying quality. It's just removing the bloat.
What this actually means:
- Run AI completely offline. Your data never leaves your machine
- Deploy LLMs on phones, IoT devices, edge hardware
- No more cloud API bills for inference
- AI in regions with no reliable internet
The model supports ARM and x86. Works on your MacBook, your Linux box, your Windows machine.

Hi, Ryan. Please know that our Flight Attendant collected the beverage service items prior to landing as required by Federal Aviation Regulation.
Of course, your desire to finish your drink (or take it with you) is understandable, and, while we really don’t wish to prevent Customers from enjoying a beverage, our Flight Attendants' first—and most important—responsibility is Safety. As such, our Flight Attendants must ensure compliance with all Safety directives; nevertheless, I am truly sorry that you were disappointed. - Ashley

Why does @SouthwestAir treat its passengers like children?
27 minutes till we land, and I had to hand over my coffee (she just gave me 5 minutes earlier).
On @Delta I would have been able to sip that coffee all the way to the ground.
...it's the little things that matter.
This is why I pretty much only fly Delta at this point.
