Housing inventory in Texas keeps exploding. Listings are now at highest level in a decade. Up 25% YoY and 30% from pre-pandemic norms. Such high supply is now causing downward price pressure all across the state. Don't be surprised if markets like Dallas, Houston, and San Antonio start to trend into negatives on price growth. (Austin is already there. Prices are down 20% from peak).

Most federal workers don’t physically show up, yet the cost of maintaining & providing energy for govt office buildings is $15BN/year (not counting billions more spent on office furnishings). The government owns 7,967 vacant buildings. This is nuts. Sounds like a job for DOGE.
