California will be bankrupt by 2030. If you’re expecting a state pension, it is at risk. If you don’t believe it, check Grok or Gemini and explore how California politicians changed the reporting rules on your pension so they could hide how underwater it is. The middle class citizens of California will soon be asked to pay a huge price to bail out the state. Why them? Because that is where most of the wealth of California resides. It’s easy to single out “billionaires” but there aren’t many of them and they can and will all leave before the bottom falls out. They are leaving in droves already. The mismanagement in California is biblical - and the scale is huge because it’s the world’s 4th largest economy. California politicians and their henchmen are now entering the coverup phase where they can no longer hide their financial incompetence so they are taking from average California residents to try and hide what they’ve done: You will soon see ballot initiatives with fancy tiles like “billionaire tax”. But those are lies. They are mechanisms to tax everything, every way: Excise taxes Wealth taxes Private property confiscation It’s all happening now. If you want to preserve California, you will need to stand up because California has become a kleptocracy.

Before the eviction moratorium and massive government funding into “tenant advocacy” groups and stricter limits on security deposits, I housed: 1. People who were literally homeless the day before I accepted them 2. People with no verifiable income, just their word, because they seemed honest and hardworking 3. Families with no credit, who owned their own business and could prove income I dumped a sizable % of net worth into these neglected areas. And I was happy to take a chance on people. Since then, absolutely fuck no to rolling the dice on a tenant. And other than detached ADUs, I haven’t put a dollar more into these areas. Had 6 months of vacancy on a unit recently because I refused to budge an inch. Who are these policies *really* helping?

I am an athletic almost 43 year old dad of 3 that hasn't played competitive basketball since high school. I was an all-conference point guard in high school 25 years ago. I'm WAY past my prime. I would guarantee if I trained nothing but basketball for 6 months I would dominate the WNBA. Average 20-10 a game at least! If I trained 6 months I couldn't make a division 3 college men's team roster. It's two completely different games. Serena Williams is the GOAT of women's tennis & said she couldn't score a point on the 500th ranked man. If a person claims "female bodies are just as strong, fast, & capable as men's bodies" & ignores THE SCIENCE I discard their views on everything else. They are either a complete moron or lying. Either way they aren't to be trusted with anything. I'm honestly hoping some D-3 guy says tomorrow he's a girl & goes & wins MVP of the WNBA & everyone can say how brave, wonderful, & progressive it is. It's time to stop being nice & tolerant with this nonsense & just call it out. Not one sane person actually believes this. It's why we have mens & women's divisions.

An estimated 400 teens are running amok downtown on State St. and Michigan Ave. It's an absolute mess. CPD contact tells us some teens have mace and tasers. Teens were tasing people. One teen has been hospitalized. Multiple arrests, multiple fights. Tact Teams sent downtown. A curfew was imposed at 10 p.m. This is probably just an "isolated incident," and we urge you not to demonize unruly teens.

Must-read post. California is a hell for functional, productive, pro-social people where every arm of the state is allied to prop up losers and parasites. The fastest way to cut rents for everybody, including the poor, is to make it so that people who don’t pay rent are evicted. The fastest way to send costs through to roof is to protect people determined to leech off of everyone else.

Do you want to know why rent is so expensive in LA? Why the application process takes so long? Why landlords want so much info from you? Here is a recent story: A family was referred to me for their eviction case. They were heading to a jury trial in one month and didn't have a lawyer, yet. They did all the paperwork and filing themselves, in-house to save on legal fees. And surprisingly, they did a great job. They filed the paperwork with LAHD. Gave proper notice to the tenants. I reviewed their paperwork and it was better quality than 90% of other eviction lawyers. I didn't see any viable way to dismiss the case on a technicality. As long as they were properly represented in trial, the family was going to win the eviction. They did everything by the book. Followed all the local rules. Gave all the necessary notices. The family told me the judge ordered the parties to mediate at the first court appearance. The family attended the mediation in court without a lawyer. The tenant was provided a lawyer by the city, for free. At the mediation the lawyer for the tenants offered this settlement: 1. 4 months to vacate the property 2. Cash to leave, paid upfront 3. Waiver of all owed rent 4. Sealed record They rejected the offer, of course. Why would they accept this? The family then asked me a great question. "What is our best case scenario with you in trial?" Based on my review, I gave them my most realistic estimate of the best case scenario in trial: 1. Both parties announce ready at the next trial date (1 month away) and trial takes 3 days. We win the trial. 2. Sheriff locks out the tenant 75 days after the trial. 3. about 110 days to possession. 4. Gave them an estimate cost for fees/prep time. 5. No viable collection of back rent, tenants had no assets. Obviously, this was the best case scenario. It could be worse. Trial can be delayed. While I was confident we are going to win, juries are unpredictable. This is where we had a surreal moment of collective clarity. The settlement offer they rejected is basically their best case scenario if they win the trial. This was not a coincidence. The attorney for the tenants asked for pretty much the same amount I quoted them for my fees. The lawyer for the tenants knew the family had to hire a lawyer for a jury trial. The lawyer knows it takes the sheriff 2-3 months to lockout after a judgment. The lawyer knows it's hard (and expensive) to collect against tenants with no assets. State and local government created a system in which cases take forever to litigate, eviction laws are extremely complex and technical, easy to dismiss cases, only one side has to pay a lawyer, and worst of all, possession enforcement takes 60-90 days instead of 5. And it's all getting worse. The leverage for the tenants is systemic. It's by design. Why would the tenants make any other offer? The landlords are left with no real options but a shitty settlement. There are no real choice. Even when you do everything right, you still lose. Tenants don't pay rent during evictions. They had no viable way to win the trial. There were no habitability issues. The landlords posted all the notices. Never raised the rent. Didn't retaliate. The landlords did everything right. And the tenants still win. The mother looked at me and asked "our base case in trial is the same as the shitty settlement offer? Are you telling me we should have taken the offer we rejected?" I didn't know how to respond.
