I'm super excited to announce my next step in life: Frame Properties This may be the worst time in the world on this platform to announce I'll be a real estate developer... But... It's been too long a road to worry about that: • 25 years in Finance • 15 years in Real Estate • 8 years as a RE Development CFO • $2.5+ billion in RE sold or stabilized The road has always led here. I've been hinting at it for months now. At least one or two of you have said tell me more. It's time to re-introduce myself and share with you: 1. The backstory 2. Where we're at today 3. What you can expect from me Backstory For the past three years, I've written about personal, professional and financial growth. I've shared some of my personal stories but haven't talked much about what I do for my day job or personal investing. That's about to change. Now, it's time to go to work as an entrepreneur. You're probably thinking, Clint, you're 45, WTF took you so long. It's a question I ask myself, too. The simple answer is it comes down to priorities. There are always two people in a partnership, and I promised my wife stability and earnings early in our relationship. I've held those up for 25+ years now, allowing us to reach a point where the risk will be tolerable for her. I did that by growing my career, with a compounding increase to my salary of ~ 15% per year for most of that time and by investing well. My first 10 years were largely with KPMG, focused on private companies ( SMB Twitter ) and real estate ( RETwit ). The last 15 years have been focused on Real Estate, working for some of Vancouver, British Columbia's largest real estate developers and landlords, the last 8 as the CFO of a large team with exposure to: • Private REITs • Semi-public REITs • Real Estate Development • Mortgage Investment Corporations I've had the fortune to be involved with $2.5+ Billion of real estate sold or stabilized during those 15 years, which includes: • Feasibility • Acquisitions • Development approvals • Construction management • Sales and marketing processes • Project capital, finance and reporting It's been a blast. I've learned from some of the best. But, it's hard to be sitting on the sidelines. To see what's possible and not be in the driver's seat. That all changes now. It's time for the next chapter in life. Before I discuss where we're at today, I would be remiss not to mention real estate has been my path to wealth. I invested in real estate while growing my career to the C-suite level. My wife and I, over the last 12 years, have added to our portfolio: • 2 apartments • 5 townhomes • a summer cottage And our single-family home. Overall, the portfolio's fair market value is ~ $10 million today, which doesn't include an apartment we have under contract to close in 2026. Where We're At Today I've joined three past colleagues and friends in starting a real estate development shop, Frame Properties. We're focused on building a long-term residential real estate development business that we'll scale in a risk-respectful way. Our first project, Emerson, will be under construction next week and has started pre-selling: Some simple concepts you can expect from us: • We Put People First • It's All About the Homes • We're Relentless in What We Do • At the end of the day, It Has to Be FUN Emerson will be 15 townhomes in Victoria, BC, where we'll focus our development efforts. Over the next 10+ years, we'll expand our business focused on the area from Esquimalt to Saanich on Vancouver Island, and my time on the island will grow with our scale. I expect to live full-time on the island by the time my boys finish high school in five years. Our second project will be 19 townhomes, and our next few projects (we have some LOIs out now and a few in DD) will be 25 to 30 townhomes in size and scale. After that, we'll target townhome and apartment sites with revenue in the $40+ million range per site. My partners have experience in acquisitions, deal-making, construction + development and marketing + sales - the full spectrum of real estate development. As we scale the business, we'll also partner strategically with land owners and developers in sensible ways, and I'll offer real estate fractional CFO services. Here's the goal. I'll put it in writing now. And, I'll share updates with you as we go. By 2030, we will consistently generate $100 million to $150 million in revenue annually. Ten years in, we'll consistently generate at least $200 million to $250 million in revenue annually. What You Can Expect From Me Not much is going to change. I'm still going to talk about Growth: • Personal • Professional • and, Financial The difference is I'll add conversations around Real Estate and Entrepreneurship. Moses, here in Vancouver, they're building a lot of street boulevards in certain areas, where they've closed a portion of the roads to cars. Quite nice, a great fallout of covid and re-imagining the city, but here's the problem. You know and i know, they're likely being built on cost+ contracts, like this pool. Every time i see them working on one, which take ~ 6+ months, i see 20 guys on site, most doing nothing... I asked one of my construction partners if it would take them a week to do that job if his crew did it privately... He didn't say NO

The terrorists threw homemade bombs, comprised of nuts, bolts, inspired by ISIS, at the feet of NYC police officers and protestors as they yelled Allah Akbhar.

There are nine countries who have official nukes plus Israel, and not a single one of them ever said they wanted them in order to take out a country they hate. Iran did, right from the get-go. Israel was a "one-bomb" country, they said. They never pretended otherwise. Israel's nukes - if they have them - will never ever be used offensively, only in the direst self-defensive situation. But the Iranians always made their *offensive* intentions clear. @mehdirhasan, you don't see a distinction here?

Iran is better than the United States. The United States is worse than Iran. This is true not because Iran is especially good, but because the United States is especially evil. Iran isn’t blanketing a major metropolis with military explosives, killing over a thousand people including hundreds of children. The United States is doing this with its partner in crime Israel. Iran isn’t continuously bombing and invading countries around the world, toppling governments, circling the globe with hundreds of military bases, targeting civilian populations with siege warfare and brandishing nuclear weapons at its enemies in the name of securing planetary domination. Only the United States is. The US empire is the single most murderous and tyrannical power structure on earth, by an extremely massive margin. No one else comes anywhere remotely close. Not Iran. Not anybody. Every government in the world is morally superior to the most evil government, and the most evil government is the United States. Whenever I say this I get US empire apologists going “We’re only the ones fighting the wars and dropping the bombs because we happen to be the ones with the power to do so!” But that’s false. The US isn’t the world’s most vicious government because it happens to be the most powerful, it’s the most powerful government because it’s the most vicious. It’s the power structure which was willing to do whatever it takes to rule the world, no matter how profoundly evil. Genocides. Starvation sanctions. Nuclear brinkmanship. Imperialist extraction. The deliberate creation of failed states and humanitarian catastrophes. Policies designed to keep entire regions in a continuous state of division and strife. The United States and the globe-spanning empire structured around it have inflicted depravities upon our species which cry out to the heavens for vengeance. If you could truly comprehend the scale of the suffering it has created over the years, even for a second, you would never stop screaming. Another objection I’ll encounter when I make these observations is “Well, I’d rather live in the US than Iran!” And it says so much about the western worldview that people think this is an argument. Sure it’s probably nicer to live in the United States than Iran, especially now, and certainly ever since the US has been deliberately strangling the Iranian economy with the explicitly stated goal of making its citizenry so miserable they wage a civil war against their government. But it’s so revealing that westerners see someone saying Iran is better than the United States and think it’s a statement about where they personally would prefer to live, because it shows how completely invisible US warmongering is in their worldview. Washington’s acts of mass military slaughter simply do not count as immoral or abusive behavior in their eyes, because they are being inflicted on foreigners overseas. So they automatically assume the comparison is asking which country would make your feelings feel nicer to live in as an individual. The fact that the US government happens to export the majority of its abusiveness to other countries outside its own borders doesn’t make it any less murderous and tyrannical, it just means the people bearing the brunt of its savagery happen to live in other places. Their lives don’t matter any less than American lives, and only a warped, American supremacist worldview would feel otherwise. The US government is quantifiably morally inferior to the Iranian government. It is quantifiably more tyrannical, more murderous, more destructive, and more megalomaniacal. It is the very last power structure on earth that should have any say in who leads Iran and how the Iranians ought to conduct their affairs. It is not morally qualified to be making those decisions.

I'm so challenged by our education system, today: - Land back - De-colonize - Anti-capitalist - Lift the oppressed - Fight the oppressors - Break down the patriarchy How do these topics seem to make it into the head of a majority of young people who go to University ? It would not have been like this 30 years ago - what changed and who funded that change, because it will lead to the breakdown of society as we know it.
