@SimpleCRE A guy spent a fortune building a car wash near Buc-ee’s in Terrell, Texas. Buc-ee’s added one about a year after opening. Oof! Game over!!!

@fortworthchris True. Bought 5 infill lots in a small Texas city. Walking into the P&Z meeting a board member tells me she’s voting NO due to drainage issues. The tap dancing began… I got approval. 😉

@dig_deeper1 I got bids on a new construction 5 ton up to 13,500 including ductwork from several vendors and went with an AC guy (one guy in a truck) for $8500 with carrier equipment. Cash back in my pocket! Total BS market! PE guys will learn- we ain’t stupid!

@shawngorham Buy, remodel and rent out as many as you can. Wait for the hockey stick in pricing to come. Get paid. 1031 the cash. Buy newer and fresher. Repeat. Go on vacation.

@shawngorham Ha. You’re describing my friend in Connecticut. Everything is cost plus 25%. No budgets, pick and choose, loose timelines. Play’s golf during the warm months. It’s truly a beautiful thing.

@shawngorham Careful. No moat businesses like HVAC, plumbing etc. will continue to gain new upstart players who undercut the prices. I recently saved 7k on new HVAC installation. “Excessive profits breed ruinous competition.”

Roofers - get this...
I priced out a roofing material job at Home Depot - GAF, HDR reflective shingle. I have NEVER done this before at Depot... I always buy from the roofing supply houses
Home Depot $6,811.18
QXO $7,387.87
$500 difference, same exact order
Now Home Depot doesnt roof load so it will be interesting who use they to 3rd party deliver, fulfill the order. It might even be QXO

My wife collapsed in our hotel room in New York today
“Call an ambulance, I can’t breathe” she was screaming
My heart dropped
If she ends up in an American hospital we are financially ruined
I went on the Lufthansa app to book a flight back to Frankfurt, but unfortunately pilots are on strike today
“Please I’m begging you” she was lying on the floor
I sighed and called 911
She is now in surgery as apparently her appendix “almost burst”
I am extremely scared
This is going to cost us at least $100,000
She could have received much better care, for free, in Germany
I will never visit this barbaric country ever again

@texasrunnerDFW @DonMiami3 The market is flying high in the hot areas of Dallas. Everything selling at 98% of ask or better. Look at zip codes near Coit and Campbell and down in Lake Highlands. 💪

The signal is real life. At least in Dallas, it’s tons of homes sitting unsold on the market, a quiet but steady increase in white collar layoffs, and people slowly pulling back on travel and spending
