@7_Bert I agree with this. In the rare instance, I’m not going to be keeping up with email. I will put on an out of office so people are aware. However, I find just an hour really keeps momentum going so I don’t like to fully unplug.

If you’re in brokerage, it shouldn’t be that hard to respond within 48 hours but ideally 24 hours. If it’s going to be longer than that for travel purposes set an out of office. When I make referral intro and the broker responds 3 days to a week later then that’s the last time I’ll refer something. In my opinion it’s the small things that separate average and great.

When I was even more junior than I am now I accidentally butt dialed one of the biggest brokers in the country at 9:30pm on a Friday. He left the movie with his family and called me back. @7_Bert I’ll play the other side of this. It truly does not matter at the time of inquiry. The only time it could is in retail to understand tenant’s use. If you receive an LOI, then you can address tenant’s operation/business and LL can decide.

Tenant brokers spend way too much time not wanting to share information on who their client is. If you’re not under NDA I promise it’s not that important. You’re also not going to get all the information you need from a landlord or know about potential spaces they can get back by withholding information.
