25% at 60% AMI is pretty much the standard MIH requirement They could not approve the additional bulk but then get neither market rate or affordable housing... And its arguable if AMI should be the affordability metric but that's the chosen at the moment. The critique is on the whole system, not specially to this project In any case, I doubt we will see anywhere near 25% @ 60% across the whole project but if we did, it would be huge for the community...

@aussieflya @BklynSpeaks Developers typically aim to negotiate, so that's where it's at. (Why didn't they come in w/25%?) Key Atlantic Yards lesson now is cost of delay, as Area Median Income rises faster than local incomes. I estimated 2031 rent levels/AMI. NY State should too #affordablehousing 2/2

@aussieflya @BklynSpeaks Yes, no hard #s on the future #AtlanticYards buildout. 25% at 60% of AMI *is* better than previously proposed by development team Critics at mtgs yesterday pointed to larger context: the cost of low-income units promised (and key to political approval) but not delivered So.. 1/

Little public discussion at yesterday’s mtgs re “public resources” sought by the developers, inc. 1.6M square feet of new bulk, $350M in subsidies for the platform, & tax breaks/housing subsidies. The Atlantic Yards Community Development Corporation did go into executive session.

@aussieflya So many variables, hence this @BklynSpeaks proposal: "Will ESD commit to providing an independent financial analysis reconciling project cost, subsidy & public benefit?" + that's before grappling with how/whether ≈5K proposed apartments over 2 railyard blocks would work

People running city-funded "nonprofit" homeless shelters shouldn't be making $1,000,000. Not only is it outrageous, it breeds corruption and subverts democracy. The mayor of NYC makes $258,750 a year. People working under him, including those who award city contracts, make less.
