@JustMe08838341 As always, incredible analysis. The last paragraph is the most important. The high end market is doing well and your assumption is probably correct. Also, I don't always use ZHVI because of the limitations you mentioned but it can be a helpful snapshot for a quick update.

Was just going through another data set today and remembered this discussion. It's also good to remember the the ZHVI is only the middle third of any market, or the 35th to 65th percentile range. Why is this important? If we were to look at current YoY numbers and to not introduce selection bias then we need to look at what happened a year ago. Phoenix actually didn't peak in the median sold price in 2022 but actually peaked in March of 2025. Phoenix like many markets saw strong performance in the higher tier luxury segments (Bay Area, Southern California, WPB, Orlando, Nashville, etc) also during lower sales volumes (denominator). Those tiers are excluded from the ZHVI simply because they are outside the middle third percentile. Not that the ZHVI doesn't have value, its just one metric in the entire picture. You can then compare that type of data to the FHFA Index that smooths out actual sales vs estimated home values. If we look at more of the entire picture then we can start to see that the market is relatively flat but is being driven by the upper end and affordability is still a concern, but no major correction has happened to the median due to the high end. We could also dig deeper and determine where are "cuts" coming from. Simple analysis assumption would be that if the higher end is driving the median it's mostly likely also driving the cuts and those cuts aren't going to help on affordability for the middle percentiles. redfin.com/blog/housing-m…

Phoenix area real estate prices are down 1.8% year over year and essentially flat month over month with a 0.1% increase. Prices are down 11.5% since the 2022 peak.

@RobertJBye Phoenix has the largest municipal park in the country. South Mountain Park has over 100 miles of hiking, mountain biking, & horse trails. Located in Scottsdale, the McDowell Sonoran Preserve is the largest urban preserve in the US with ~30,400 acres.
