Title is only part of the equation. Sufficient research into a property takes a lot of work, and most buyers are ill-equipped to know what to look for such as zoning, HOA mandates, tax implications, the inspection process, and negotiating property faults and appraisal difficulties. Title doesn’t do those things.

With Zillow, Redfin, Realtor and other properties listing platforms out there why do we need agents anymore ? The buyers find the house because of the accessibility of these platforms (buyers do all the leg work finding the house) you find the house that you want to buy and then you call an agent to literally pay them $30K-$40K. It’s $30K-40K upon closing and then you pay another $30K on interest alone for the extra 6% of agent fees over 30 years. So that’s around $70K on agent fees total. Thats a major haircut for your 30 year investment When will stop using realtors ?
