I don’t even ask sellers much information anymore when they tell me they’re under contract at a price that seems way too high with another “investor” I just tell them I’ll call them back once the contract expires

Tried something new on a wholetail deal I just listed. Carpets had pet odor. Instead of dropping ~$2k on new carpet, I just had them ripped out and listed it with subfloor. Reasoning: the buyer is going to have to paint and do some other cosmetic renovations anyways, so why not just let them do the carpet install themselves allowing me to keep the price lower? Day 1 results: → Zillow save rate over 10% (usually good sign we'll sell quickly) → Got an offer (2k under ask, but FHA and can't close FHA til end of June bc of 90-day flip rule) → Lots of showing requests We're priced ~$55k below full retail if renovated.

All you really need fr is 2-3 hours a day of DEEP work. Meditate, journal, gym, 2-3 hours of deep work to be successful
