I used to think cold calling was for scammers and telemarketers. Then I got into CRE and saw millionaires being minted yearly all through cold calling. I still find it crazy that you can close multi-million $ deals with just a phone and a computer. But trust me, you can.

@AustinTunnell Not sure what your condition is, but I got stem cells in both knees down in Tijuana 4yrs ago for torn ACL’s and Meniscus, and it healed them perfectly. No surgery and very easy recovery! Good luck!

Ahh man, I missed out on 2 great deals, because the people I was trying to raise money from wanted cashflow day 1 on value add deals. This is totally my fault for being new and not having a wide enough investor base built out yet, and I was not effective at explaining this concept to them. This was just so obvious to me and I was so confused why it wasn’t more obvious to investors more sophisticated as myself.

Attn LPs: There should be no distributions on a value-add deal during the period in which the value is being added. The most efficient use of cash flow is to put it into ongoing renovations. There are two plausible scenarios if a GP tells you that you'll get distributions immediately on a value-add deal. 1. The GP is a fucking idiot. This, sadly, is not as uncommon as you'd like. They don't understand cash flow priority and the cost of capital. 2. The GP is a quasi-grifter who has over-raised capital for the deal (a very common syndicator move), and they are issuing you distributions with the money you just put into the deal but didn't actually need to contribute. Yes, this drags returns a bit, but some retail LPs think "day 1 cash flow" is a better deal than a period of no distributions, even though the total return is better in the second scenario. "you can give me $90 dollars and the deal will perform X. Or, you give me $100 dollars and the deal will still perform X, but I'll give you back $10 over the first 12 months." If a GP tells you about distributions on a value-add (or development deal), ask them where the cash flow is coming from. "where's the money, Lebowski?!"

I 100% agree with you that Office will come back. It comes down to: do you have the direct experience/knowledge of office, the right connections, and specific operational chops to ensure without a doubt that you will thread that needle in a way that doesn’t risk yours or your investors money even the slightest? I don’t, and happy to admit it.

I have a couple friends that believe Office RE is gonna come back and are buying buildings for pennies on the dollar. If they are right, they will make a ton of money. I actually think they will be right and Office will come back, but I’m not willing to take that risk.

My half cow came in. This is the way to get your meat. I even keep the fat too so that we can use it for cooking (& even lotion) My only regret is not getting a bigger freezer so I could order a whole cow. Total cost: $1,627 305lbs $5.33/lb Grass fed from a local farmer

Client just received an off market offer, and sent it to me to review: Purchase Price: $8M Down Payment: $600K Buyer to assume existing debt of $3.2M Seller Carryback: $2.1M in second position at 4.5% interest-only until refinance Carryback debt paydown: buyer to pay $800K within the first year or at refinance They love the terms. Thoughts on this structure? I have reservations.
