Getting a survey done before buying: Worst Case Scenario: You know you have bought a property with no issues. Middle Case Scenario: The survey reveals some modest issues allowing you to make an informed decision and possibly a renegotiation. Best Case Scenario: You dodge a crumbling bullet nightmare you can’t wake up from. The ONLY upside of NOT doing a survey is a saving of some money that in the scheme of your purchase is trivial. The downsides are multiple. It’s the biggest no brainer of all when buying. A huge gamble with a small upside and massive downside if you don’t.

@moving_charlie Last week I offered at 7.5% below asking which was declined. The property had previously sold end of last year but back on market as buyers pulled due to vendors taking to long to choose where to move on. What do they expect 🤷‍♂️

Ask yourself why estate agents don’t publicise their sold prices. They could if they wanted to. And it would turbocharge transaction volumes, liquidity and ease of moving if they did. They CHOOSE not to. There is only one reason. It would reveal the true extent of overvaluing going on. Overvaluing is a self-harming but effective method of winning business. Most sellers are SO EASILY seduced into believing that they are being realistic because they chose the “middle valuation” of the 3 agents they had round. But when all 3 of those agents are overvaluing by 15-25% you’re still choosing the one who’s overvalued by 20%. If you had a genuine, honest professional agent around who gives you an accurate and genuinely realistic price, you’ll think they’re an “incompetent idiot” for offending you with such a stupid low price. But you’ll be making a mistake. And no matter how many times this story is told, 95% of sellers will be ABSOLUTELY SURE they’re not being unrealistic, because they took the “middle” or even the “lowest” of the 3 overvaluations. It’s like Groundhog Day.

@moving_charlie A central database should also be used whereby the agents have to officially enter bids (providing they are higher than previous...if any) so buyers can see where they stand.
