@ThinkAppraiser @HgcorryHoward Same, and that was a very difficult time to be lower middle-class. I remember my parents buying a condo in NJ in order to get out of Jackson Heights- they were not able to keep it. Interest rate was sky high- HOAs only go one way, and their incomes could not keep up.

How can a Homeowners Association possibly be qualified to manage a $100,000,000 real estate asset? Reality is, getting involved with my HOA was one of the stupidest decisions I’ve ever made, and the entire HOA system needs to be completely overhauled from scratch. They especially can’t stand the real estate folks, and you make instant enemies for making an actual intelligent suggestion.

I’ve helped take care of thousands of surgical patients in virtually every specialty. Obesity impacts every organ system of the body. The manner in which the process plays out towards the end, leads to some of the most grotesque and unfortunate circumstances a person can experience. Special place in hell for those looking to shame folks for trying to avoid those perils.

Gotta love watching people hate on obese people for losing weight because they used Ozempic. Things are only going to get weirder as medicine gives people more targeted ways to change specific parts of their health, body, and behavior. How about you just try to be happy for anyone who is no longer morbidly obese, regardless of what helped them get there.

At 21-22, I was chained to a headset selling long- distance plans for the phone company. Soul-crushing in many ways. BUT I could make 50k w no education, got health insurance for our new family, and tuition assistance that I parlayed into solid income, such a lucky opportunity in hindsight, those days are gone!

Crazy how different things are. 20 years ago you could own a home, raise a family, and put kids through college being like a guy who handled the power tools section in Home Depot, or working a deli. My dad did it cleaning floors. Now? No chance. Priced out of a good life.

I definitely have a pretty loaded driveway, so I feel the opposite about cars, but to each their own. Childhood dreams don’t always fade hard. That said, once you make some money, this feeling usually shows up somewhere. The big purchases are exciting for a bit, then the novelty fades way faster than you expect. Most things normalize surprisingly quickly.

Shoulder pain is brutal. I had mine done a couple of years ago. If you have a good support system at home, have someone passively move the shoulder through all planes from the time you get home on day 1. Forcing some of that excess fluid away from the joint space early will set you up to regain as much mobility as possible— PT will determine the rest. Wish you a full recovery!

@Brandon1318693 Anatomical. The rotator cuff is fine, but the shoulder is bone on bone no cartlidge left I did 1 year of diligent FRC and mobility training, physio, and BPC/TD before deciding to go surgery Its a last but necessary resort

@shawngorham Getting proficient in something like SketchUp, AutoCad, or some AI equivalent that can generate rendering/plans seems like a more lucrative bet. You mentioned more money could be made in K&B remodeling- I would tend to agree.

This is my BEST guess at the numbers of two flips that went into escrow this week, that I looked at. The brokers and I agreed on absolute MAX ARV so I think I am within $25,000 on exit value I could be off on rehab costs, I GC my own jobs so I can run pretty lean but someone is always cheaper In both cases the brokers said the wife is a broker the husband is a contractor (my wife and I are also) Bottom line - wife is using her commission income/savings into the profit and the husband is using his GC profits to make the deals pencil, without both those at play both these houses lose money. So basically they are buying their work - to be id rather go broker or go GC for more profit less risk

@IncomeSharks @Polymarket To play devils advocate, it can work the other way too. If these systems are being engineered for efficiency and ROI, shouldn’t only a fraction of the technicians be required to maintain them? The world we live in is so dynamic, job security might be extinct already.

@moreproteinbars @EffMktHype It might come down to how much dynamism someone needs to feel content. I work in an OR, it’s a very dynamic environment and provides the type of stimulation I need to feel grounded. I attribute this to growing up in a chaotic environment. Not sure if this is true for others.
