@DentalREguy Completely agree. Or buyer attorney. Recently had a buyer attorney insult the lender on a phone call and almost killed the deal instantly

One of the most frustrating situations that can occur on a transaction is working with a seller's attorney who is not a deal maker. They will try to renegotiate already agreed-upon terms, belittle you as much as possible, and make completely unnecessary changes. As the broker, you have control over most things that come up in a transaction, but sometimes, all it takes is a bad attorney to kill a deal.

@SimpleCRE Some lender's love Sherwin Williams but I always figured the footprint dedicated to paint and such can be consolidated into a a hardware store offering a ton of other product lines. I'd prob say car wash (though special purpose) and QSR

With dollar stores and drug stores falling out of favor, what is a single tenant NNN investment that seems like it could be immune from crazy consumer trends, e-commerce and economic turmoil? Best I can come up with is Sherwin Williams. Everyone needs paint, right?

@kaylanknit I've had hot leads to refer over to particular brokers in some markets and just move on to the next broker when I see it takes a while to hear back. Just got a reply from a lender on a deal we sent him 6 weeks ago

If you are a broker I’m going to make something very clear to you… IT IS YOUR JOB TO PICK UP THE FUCKING PHONE While I love a good compliment for being timely with my responses or hear that they’ve called 8 other brokers and in the time I responded they haven’t heard from anyone else - it is so disheartening to hear how straight up LAZY most brokers are!!

Business tip: Whenever you are flying commercial, especially in business/first class, always wear your best sweats on sweats combo (super casual and comfortable). When someone walks on the plane in super homely, but ultra cozy looking sweats, I always think to myself, “I wonder what that guy/gal does for a living.” (Obviously an F-U hoodie also works for the ladies ;)) It’s human nature. When I was 22, and now that I am 42, I always find myself wanting ask him/her “hey, what do you do for a living?” If you are in commercial real estate, especially brokerage, by dressing your absolute worst, people will ask you “what do you do for a living?”, and that’s all you need to get the conversation started. In business/first class, there is a real chance they are in the real estate business, but an even better chance they know someone in the real estate industry, someone who can be your client one day. It is an easy way to network and meet new people, you just have to give a little more effort to dress down and eschew your “I’m better than you” suit/tie/watch combo. This also works in coach, just to a lesser degree. Combine the sloppy clothes with a 5 o’clock shadow, messy hair, and I hate to admit, yes being a level 70 wizard on WoW helps, at minimum you will get looks, and in all likelihood the person sitting next to you will have to ask… “hey, what do you do for a living?”
