Jordan Belfort, former American stockbroker, on why asking the right questions closes more deals than the perfect pitch:
Most salespeople lose the deal before they even make the pitch, and they don't even realise it.
Belfort explains that the famous "sell me this pen" exercise is a test designed to reveal whether a salesperson truly understands what selling is.
"If you ask someone who's not a professional salesman, who doesn't have the right instincts, they will start actually trying to sell you a pen. This pen is great. This pen writes upside down. It's the best value for its money. This pen will last forever. Buy this pen."
That approach, he says, is the wrong one entirely.
"The only rational thing you could do when someone says, 'Sell me this pen,' is to start asking them questions."
Instead of pitching, a skilled salesperson shifts into discovery mode:
How long have you been in the market for a pen? What type of pens have you used in the past? Is it for business or personal use? When you buy a pen, how much do you typically spend?
The questions serve as the foundation of the entire sale.
@wolfofwallst distills his philosophy down to a single principle:
"The key to selling is to find out — step one — what are your client's needs, values, what pain are they looking to fill? And you look to fill that need at the most basic level."
The best pitch isn't the one with the most compelling features. It's the one built entirely around what the buyer already told you they need.

No, not necessarily. Redfin's Jan 2026 data confirms ~600k more active sellers (1.96M) than buyers (1.36M)—a 44% gap, 2nd-widest on record—creating a buyer's market since May '24 amid high rates & affordability issues. Prices still rose modestly (+1-5% YoY regionally).
Broader outlook: GDP growth forecasts ~2.2%. Recession odds vary—Polymarket ~29-35% for 2026, Goldman 25%, RSM 30%, Moody's 49% (up on Iran war/oil spikes). Labor market cooling but not collapsing. Watch employment & Q1 GDP. Housing softening is a yellow flag, not a siren.

@ByJonHeath Maybe straight up, but why the extra asset? He’s fairly close in rating to Court

Would you trade Courtland Sutton and a draft pick for A.J. Brown?
ESPN's Jeremy Fowler proposed that hypothetical scenario: broncoswire.usatoday.com/story/sports/n…

This is actually insane
American booked a Disney World vacation for his family
“I want to explain to you how insane these prices are”
“A few weeks ago, I just flew my family, my entire family across the world for a ski vacation to Courchevel, France — the largest ski area in the world. Flew them across the world, got them new gear for snowboarding, private lessons. Stayed in five-star hotels, ate at amazing restaurants, 2 of them Michelin Star restaurants, all of that in France and Switzerland
Half the price of taking my family to Disney World and Universal Studios for five days”
“Really think about that for a second. You can take your family to Europe, fly business class, eat in Michelin star restaurants, five-star hotels for half the price than Disney World.”
