I have a lead I’m working, seller allegedly can’t get us access to the house Tenant isn’t paying rent We tried calling the tenant multiple times and left messages Now he’s wanting us to just show up and knock on the door and say we’re the insurance company What’s our best bet here?

@dig_deeper1 No one can really say. Where I’m at, it seems to have somewhat stabilized a bit. The sellers willing to give huge discounts have. Obviously lower than the highs but no where near giving it all back.

The houses in my current neighborhood were worth around $750K during the peak in 2006 before the 2007-2008 housing bubble explosion 💥 Now they’re worth around $400K-$500K and stabilizing. They stopped going up and went down a bit and have since then stabilized. Rents have started to come down even for houses. Does that mean the housing has corrected and the housing market is not going to implode ?

I came really close to buying this BBQ restaurant for $650k in 2021. It was doing $235k in annual profit. The food was terrible, if i'm being honest. But the reviews were somehow 4.6 stars from 1,100 people. The location was in a 110,000 person suburb outside Dallas. Prime spot. 9/10 location It was the only non chain BBQ place in the entire town. Every other option was Dickey's or Rudy's. The place stayed packed despite serving pretty bad BBQ. That's how solid that location was My friend and I are Franklin disciples. We were going to bring his flavor profile to this spot. Better brisket, better sides, better everything. But then I started thinking. Some people prefer crappy BBQ. The reviews proved it. We might've pushed out the blue collar crowd and brought in the millennial crowd instead. Risky. The deal fell apart anyway. The landlord was crazy and wouldn't play ball. Probably saved me from myself. One day I'm buying or starting a BBQ restaurant no matter how many people tell me it's a terrible idea. I just have to check that box.

@SMB_Attorney It won’t be accepted well but I have no issue with it. Sellers like to feel in control and this isn’t a way to let them feel that way. But again, I like it but I’m not selling 😀

@Paul0Montenegro What they can or can’t afford isn’t something you can worry about. You can only educate them on what you can offer and how you can help. The money is their decision. My appointments were about 45 minutes or an hour before price can up. You can do a lot of probing before that.

One of the biggest mistakes I made when I started doing sales appointments was thinking that because a $20k fence estimate was expensive to me, it was expensive to the client too. I'd try to justify the price before they even asked.

There’s a specialty butcher near us called “The Chopping Block”. Are we crazy or are their weekend hours diabolically retarded if you wanted to make money? Sat: 9am-2pm Sun: Closed I can’t comprehend having a business to sell meat to suburban grilling dads and barely being open on the weekend.

@RandallHouseRE Yeah I’m sure the seller likes that. And if the buyer had 60 extra days to get in, basically they don’t care when, and they really love the property then ok. For most others, I’d suggest moving on if that is not negotiable.

One clause I’m putting in nearly every deal right now: “Seller shall have the option to extend the closing for up to 60 days” Simple, but sellers love it. Gives them flexibility for a 1031 potential. Makes offers feel a lot more seller-friendly.

I promise I’m not mad at my husband, but it’s annoying how differently men and women’s leisure time is treated. Our church had a women’s event a few weeks ago that was 2 hours on a Saturday morning. Today there’s a men’s golf tournament and dinner, which will take 7 hours 🫠
