@Lanefab @fabulavancouver My take: governments know that no new building will happen while empty properties remain on the market. Once they’re removed from the market economic activity / jobs begin again. What’s not to like?

And you can bitch and moan and say well units will take 3-5 years to build. Ok? And? Letting Canadians buy them at market clearing prices would result in new housing exactly as fast as if the gov buys them off devs. It's literally the same amount of housing supply going online

If developers can sell below cost to government, they can sell below cost to Canadians. Otherwise, this looks less like cheap housing policy and more like a public price floor for private developers 6/

There is no way both things can be true: 1. developers are not really taking a market-clearing loss; and 2. government is still getting a genuine bargain compared to building the units itself. 5/

Ok. Let me try to explain this to you half wits. The argument that government buying unsold condos from developers is “cheaper than government building housing itself” makes no sense. Private developer cost is not government construction cost. 1/

These would likely have been syndicated loans by several banks for the express purpose of one bank not taking all the risk, the risk becomes spread out between several banks.

Ridiculous. Canadian banks would not fail bc of this. It's a few projects in one Canadian city. It would hurt profits yeah, but a crisis? No. This isn't 2008 in the US. The lenders would also force a court ordered sale eventually to recoup some money. 1/2

@danielfoch @TheMars13959760 @SteveSaretsky I suspect that part of the issue is that the lenders are likely (1) pension funds (2) big6 That's where it becomes a systemic problem - we can let the developers fail to an extent, but we still want enough of them around to build stuff. Pensions, otoh...
