My initial theory on it is the same as ABCs where more women go to college so more become homeowners. I wouldn't expect that until they paid off loans though

According to this the difference is that the average home is roughly 10k less. If we look back 5 years houses are roughly 100k more.
This is also the sell price of houses. If you look at the market there is currently a huge amount overpriced and unsold
