@ChrandLord True but almost everyone has a heat pump anyways since they’re more efficient so they do both. I have one small studio with just a mini split but it’s unusual

Not real estate related but; I predict cabs will have a resurgence. I HATE waiting for an uber as I watch them drive in circles on their way to me and I HATE walking a mile to the “ride share zone” at airports. Just give me a yellow cab.

I can't believe that the historical preservation folks in Venice Beach, CA have allowed the character of this coastal area to change so much

@DallasAptGP Isn't this Long Beach? I've never heard of oil wells being anywhere near Venice Beach, just the refinery over in El Segundo.

Doesn’t putting your email address in your signature seem like a redundancy? What am I missing?

@MattMasonCA @NolanMarshall Yes that’s why I think a data center could actually be a big unlock! Like, why not? They are printing money. Why not do something good for the neighborhood while they take up a full block?

LA friends—you may not like it or realize it, but this is your YIMBY Godking. You want 100k new housing units? Start by cleaning up the 50-block zombie wasteland that is Skid Row. Once you clean up that mess & places like it, people can actually start living there affordably.

@Kevinkrone @MayorOfLA What is this supposed to show? This is a bldg owned by the largest landowner/developer in Koreatown. They vacated the bldg long ago and developed the bldg behind it on a shared parcel. They’ll develop or sell it off eventually

@moseskagan @investandcreate Have you ever had problems with clumping varieties (Seabreeze for example)? Golden bamboo is a nightmare once a year when shoots go up but so far Seabreeze stays where planted

Just got an email from LoopNet Christmas came early! My rate is going up by $152.83/month (~17% increase) But wait, there's more... Not a single new feature is being introduced to justify the increase Their pitch: We "influenced" $380 billion in transactions in 2024! Interesting stat considering we're in 2026 I'll be honest, I laughed I guess wasting brokers time with bots, scammers, and people who think they can buy a property with no money down is technically considered "influencing" If you've ever gotten a LoopNet inquiry, you know exactly what I'm talking about And while LoopNet has been busy writing price increase emails, their competitors have been building better products Better data, better interfaces, actual buyers. It's not close Raising prices when your competitors are lapping you is an interesting growth strategy

@dig_deeper1 Generally escalation clauses are best for clean standard offers, I think the problem was with asking for the tractor not the escalation clause itself. Either way I think the increment should always be at least a bit higher to incentivize the seller to choose, $500 is nothing

Property owner is selling an investment house an had 4 offers and one of the offers had an escalation clause in it to increase such offer by $500 if another offer had presented. The escalation clause has a limit of $5K over asking. He looked at the escalation clause and noticed that there were some conditions and one of those conditions was that the owner needed to leave a small tractor the other had in the property and the tractor costs around $10K. Property owner / agent / broker is not accepting the offer with the escalation clause. A lot of owners and agents don’t like escalation clauses. They always comes with conditions.
