@ThrillaRilla369 Exactly. When I was middle class, I realized I didn't qualify for any healthcare or educational subsidies. The very next year I made sure I made less money so I could qualify for all those subsidies. The government isn't correctly incentivizing people with their policies

The middle class is the most expensive place to live, and no one talks about it. Lower income households get assistance. The wealthy use tax strategies and loopholes. But the middle class pays full taxes, full tuition, full healthcare, full everything. So you work 50 hours a week just to stay in the same place and fund everyone’s life except yours.

@joeytee_ You must have had some idea of potential users. Usually one doesn't buy retail and then hope to find a tenant unless it's a smoking good location and/or low basis

@realEstateTrent I always thought GP incentives are misaligned with LPs. For example, acquisition fees are a percentage of the purchase price. Therefore the higher the purchase price, the bigger the fee, but high purchase price is no indication of how good a deal is.

@robbiehendricks If it was only $200-$300 extra for the flights I need, I would take business everytime. But business can easily be 5x the cost of economy. That's not worth it to me. But other considerations, such as height, does factor in

@SimpleCRE As a percentage of his equity, it's a good return but overall 120k isn't much of a return. He's not going to retire. He's either going to pay taxes or have to find a 1031, at which point he'll pay closing costs. At the 1M profit threshold, your options open up.

@CaseyMericle I did not know 85% of sale leasebacks don't finish the lease. Where's that stat from? Also, that's genius of prepaid rents can be structured as part of the down payment.

@brianbeers @Dirtdog You shouldn't pay down the debt if the yield on the cash flow exceeds the interest rate on the debt. Just buy more good deals with the money saved up

My whole life changed / pivoted at this moment. If you are thinking about getting into net lease ownership but are debating it, stop. If you are involved in the brokering, building, developing of net lease assets figure out how to get on the ownership side asap.

My first CRE deal I purchased was an Arby’s. Once I fixed the lease to a new long term deal I placed fully amortizing debt on it The lease is now in year 12 and I am hitting a sweet spot on the principal reduction portion of my loan Using debt to buy CRE is a life hack 😍

@donkeyDdevelops I called on a NNN property for sale with a QuickChek tenant. Asked the broker what's the cap rate. She responded "I'm sorry, I'm not familiar with that term." That's what happens when you hire a residential broker buddy to sell a commercial property.

All ready for the foreclosure auction tomorrow. Have 18 properties I’ll be bidding on across 6 counties in metro Atlanta (as of now). Here’s a look at what underwriting has looked like over the last week and a half: • 92 properties driven (hired this out) • 66 underwritten • 29 titles ran The drop in numbers comes from a mix of properties getting canceled from the sale + realizing properties are underwater quickly without having to run full title. Wish me luck.

@ThinkAppraiser Few reasons I can think of: maybe cost basis is so low from a series of 1031s that he can't sell; he can only refi out. But also going all in is the reason why he's worth 100M in the first place
